Adelanto sits on the western edge of the Victor Valley, a High Desert city of long straight roads, wide lots and tract subdivisions that mostly arrived after 2000. It is not a freeway city: US-395 and Palmdale Road carry its traffic, and Interstate 15 is reached through Victorville. That geography is the first thing a buyer should understand, because it shapes prices, commutes and the kind of home you can actually get for the money.
The direct answer on the market: Adelanto's median home sale price was $398,736 for the three months ending August 2026, down 1.2 percent from a year earlier, with 57 homes sold in August and a median 47 days on market, according to Redfin's Adelanto city report. That is roughly a quarter below the San Bernardino County single-family median for the same month, which is why the city draws buyers who want a detached house on a real lot without a coastal or foothill budget.

01 / The directory
Adelanto does not market itself by named villages. Buyers and agents describe it by corridors, by the elementary school that serves a tract, and by a rough north-south split that Redfin uses in its own reports. The groups below follow the roads and public documents, not invented neighborhood brands. They are orientation, not attendance zones or a statement that every home along a road shares the same conditions.
Most of the city's newer subdivisions lie between Palmdale Road and the Victorville boundary, around Bellflower Road, Seneca Road, Casaba Road and Rancho Road. The city's 2021-2029 Housing Element draft reports, from the 2017-2021 American Community Survey, that 69.7 percent of Adelanto's housing units were built in 1990 or later and that the largest single share, 33.9 percent, dates from 2000 to 2009. In practice that means a typical Adelanto search is a choice between a 2000s tract house and a pre-1990 home on the older grid.
Tract homes here are usually three to five bedrooms on lots that are large by coastal standards, often with RV access and a block-wall yard. The questions that matter are the ones a builder's brochure never answered: whether the tract carries a Community Facilities District assessment on the tax bill, whether there is a homeowners association and what it actually maintains, and how the roof, HVAC and windows have held up in a climate that runs hot in summer and windy in spring. Ask for the current county tax bill and read the direct-assessment lines before you compare asking prices.
North of Palmdale Road toward Adelanto Road, Air Expressway and El Mirage Road, the housing is older and the parcels are more varied: ranch-style homes, mobile homes on owned land and larger lots that were subdivided decades before the tracts arrived. The Department of Finance counts 437 mobile homes among Adelanto's 9,873 housing units on January 1, 2026, per the E-5 estimates, so the ownership form is a real question in this part of the city.
For an older property, separate the original house from additions, workshops and converted garages, and ask for permit history. Confirm whether water and sewer come from the city system or a well and septic, because both exist in the High Desert. If a lot is being bought for horses, vehicles or a future second unit, get the zoning and setback answer from the city before valuing the purchase around a use that has not been approved.
Adelanto's employment land runs along Air Expressway, Adelanto Road and the west side of US-395 toward Southern California Logistics Airport in Victorville. This is also where the city's commercial cannabis industry is zoned. The city's cannabis permitting page limits medicinal and adult-use cannabis activity to the Light Manufacturing, Light Manufacturing Cannabis Only, Manufacturing Industrial and Airport Development District zones with a conditional use permit, and its 2023 Dispensary Overlay follows Palmdale Road and US-395 rather than residential streets.
A home near these corridors is not automatically a problem, but the adjacency belongs in your due diligence. Visit at different hours, ask about truck routes and odor complaints, and read the seller's disclosures for anything about neighboring uses. That is a property comparison, not a citywide judgment.
Adelanto Elementary School District serves several Victorville-addressed schools, including Mesa Linda Middle and West Creek Elementary, according to the district's school list. A listing with an Adelanto school and a Victorville address may sit outside the city limits, which changes the water provider, the sales-tax rate, the police contract and the local ordinances that apply. West of the city, El Mirage is unincorporated county land. When a search filter says Adelanto, confirm the parcel is inside the municipal boundary shown on this page's map.

Adelanto is one of the least expensive incorporated cities in Southern California, and its prices move with the Victor Valley rather than with the coast. In Redfin's Adelanto city report for the three months ending August 2026, the median sale price was $398,736, the median price per square foot was $227 (down 10.3 percent from a year earlier), and the sale-to-list ratio was 100.0 percent. The report is calculated from MLS and public-record data for all home types and updates monthly, so recheck it before relying on any single number.
For scale, the California Association of Realtors reported a San Bernardino County median of $522,370 for existing single-family homes in August 2026, up 4.2 percent from August 2025, in its county sales activity table. The two figures use different methods and property scopes, so they are a comparison of levels, not a like-for-like index. The useful takeaway is that Adelanto buyers are paying substantially less per home and per square foot than the county as a whole, in exchange for distance from the county's job centers.
Housing stock is overwhelmingly detached. Of Adelanto's 9,873 housing units on January 1, 2026, 7,984 (80.9 percent) are single-family detached and the vacancy rate is 4.3 percent, per the Department of Finance E-5 estimates. Condos and townhomes are a small slice of the market, which is why the price conversation in Adelanto is mostly about lot, square footage, age and condition rather than building type.
Two other drivers deserve a sentence each. First, population: the Department of Finance estimates Adelanto at 36,652 residents on January 1, 2026, down 1.73 percent from a year earlier, in its E-1 city table, so demand is not being pushed by rapid growth. Second, the cost of getting to work: a household that commutes down the Cajon Pass pays for it in fuel and time, and that cost is capitalized into what buyers will pay here versus in Fontana or Rancho Cucamonga.

Adelanto is served by two public districts, and the split matters when you compare homes. Adelanto Elementary School District runs the elementary and middle grades, with TK-5 elementary schools, 6-8 middle schools and several K-8 campuses, according to its school directory. In-city campuses include Adelanto Elementary, Donald F. Bradach Elementary on Bellflower Road, Theodore Vick Elementary on Seneca Road, Westside Park Elementary on Casaba Road and Columbia Middle School on Aster Road. The district also operates schools with Victorville addresses, which is a reminder that district territory and city limits are not the same map.
High school students attend Victor Valley Union High School District. Adelanto High School is at 15620 Joshua Road, per the district's school page, and the district publishes its boundary and trustee-area maps for the wider Victor Valley. The district's list also includes specialized 7-12 programs such as Cobalt Institute of Math and Science and University Preparatory, which admit from across the district rather than by neighborhood.
Attendance is assigned by address, and both districts change boundaries over time. Before you write an offer around a particular school, confirm the assignment with the district office for the exact parcel, ask whether the school is at capacity, and check the enrollment window. The school cards elsewhere on this page show schools near the city, including some outside the city limits; they are a starting list, not an assignment.
Charter and alternative options exist as well. Desert Trails Preparatory Academy was formed in 2013 after a parent-trigger petition converted the former Desert Trails Elementary, and Taylion Academy and Mojave River Academy also operate in the city, according to the Adelanto article on Wikipedia. For college, Victor Valley College in Victorville is the nearest community college. None of this is a ranking, and no school here is assigned on the basis of anything but the district's own rules.

04 / Commute
Adelanto has no freeway inside its limits. The two spines are US-395, running north-south along the city's east side, and Palmdale Road, which is State Route 18 and connects east to Victorville and west toward the Antelope Valley. Drivers headed down the hill take Palmdale Road or Bear Valley Road east to Interstate 15 in Victorville, then I-15 south through the Cajon Pass toward San Bernardino, Ontario and the rest of the Inland Empire. That routing adds time on every trip compared with a Victorville or Hesperia address on the freeway itself, and it should be tested at your actual departure hour rather than assumed.
This guide does not publish drive times, because a single minute count would misstate a commute that depends on the day, the weather in the pass and where in the city you start. Drive it twice, once each way, before you commit.
Public transit is real but limited. Victor Valley Transit Authority lists three routes named for the city on its routes page: Route 31 between the Victor Valley Transportation Center and Adelanto, Route 32 to North Adelanto, and Route 33 along Highway 395 and Palmdale Road to Air Expressway. Route 15 links Barstow, Victorville and San Bernardino, and Route 15X runs from the transportation center to Cal State San Bernardino. Timetables change; check the current schedule.
Rail is a Victorville and Apple Valley story rather than an Adelanto one. Amtrak's Southwest Chief stops daily at the Victorville station, with San Bernardino as the next stop toward Los Angeles, according to the station article on Wikipedia; the nearest Metrolink stations are in San Bernardino and Lancaster. Brightline West describes a 218-mile electric high-speed line from Las Vegas to Rancho Cucamonga with stations in Apple Valley and Hesperia on its project site; the Victor Valley station is planned beside I-15 at Dale Evans Parkway in Apple Valley, with an opening targeted for 2029. Treat that as a project under construction, not a service you can ride today.
Employment closer to home clusters around Southern California Logistics Airport, the former George Air Force Base on Adelanto's eastern edge. The airport article on Wikipedia describes a 2,300-acre airfield with two runways inside a 5,000-acre business complex of warehouse and distribution buildings. The Adelanto ICE Processing Center, listed by ICE under its Los Angeles field office, and the Federal Bureau of Prisons complex in Victorville are the other large institutional employers. Add the licensed cannabis cultivation and manufacturing operations in the industrial zones and you have the local job base that lets some households avoid the pass entirely.
05 / Daily life
Adelanto was founded in 1915 by E. H. Richardson, whose electric iron design became the Hotpoint, and the name is Spanish for progress; the city incorporated on December 22, 1970, per the Wikipedia article. The city's own history page is not currently online, so that account is cited to a secondary source. What is verifiable today is the city's park inventory: the Parks Department reports more than 30 acres of developed park land across four parks, with five youth playgrounds, a skate park, walking trails, a lighted soccer field, a lighted softball field, two lighted baseball fields and a football field, on its parks and facilities page.
The landmark is the stadium. Adelanto Stadium, now branded Adelanto Plaza and Event Center at 12000 Stadium Way, is owned and operated by the city, which handles reservations through its stadium page. It opened on April 23, 1991, seats 3,808 plus grass seating, and hosted the High Desert Mavericks of the California League from 1991 to 2016, the High Desert Yardbirds from 2017 to 2019 and High Desert Elite FC from 2019, according to the stadium article on Wikipedia. Current tenants change; check the city's event calendar for what is playing.
West of the city, the Bureau of Land Management's El Mirage Off-Highway Vehicle Recreation Area covers 27,275 acres including El Mirage Dry Lake, the Shadow Mountains and Twin Hills, and every vehicle needs a pass, per the BLM visitor page. Land sailing, ultralights and off-road riding are weekend fixtures there. For a buyer, the dry lake also explains the spring wind and dust that reach the west side of town; ask neighbors about it and check the roof and window seals on any home you consider.
Shopping and dining are mostly a short drive east. The Mall of Victor Valley at 14400 Bear Valley Road in Victorville lists its hours on its website, and the Bear Valley Road corridor carries most of the valley's big-box retail. Inside Adelanto, water and sewer service comes from the city's own Water Department through the Adelanto Public Utility Authority in partnership with PERC Water, which publishes its Urban Water Management Plan and Consumer Confidence Reports on the water and sewer page. Police service is contracted from the San Bernardino County Sheriff's Department.

Adelanto buyers are price-driven and well informed about the alternatives in Victorville, Hesperia and Apple Valley, so a listing here competes on value per square foot, lot utility and condition. In Redfin's Adelanto report for the three months ending August 2026, homes sold at 100.0 percent of list on average, 57.2 percent sold above list, and 28.8 percent took a price drop before selling. Read together, those numbers say that a correctly priced home still draws competing offers, while an optimistic list price gets corrected by the market within weeks.
Preparation is mostly about the things desert weather punishes. Have the roof, HVAC, water heater and irrigation inspected before listing and fix what is cheap to fix. Clean and document RV access, block walls, gates and any outbuildings, because those are the features that distinguish one tract house from the next. If the home has solar, gather the ownership or lease paperwork early; a financed system that has to transfer is a common reason an Adelanto escrow slows down. For an older property, pull the permit history so an appraiser and a buyer's inspector are not surprised by an unpermitted addition.
