Downey rewards a closer look at the block. A broad front lawn in Orange Estates, a larger home in northeast Downey and an attached home near the downtown core can all carry the same city name while offering very different space, upkeep and daily routes. Start with the kind of home you want to own, then compare the street, the documented improvements and the places you need to reach.

For buyers researching Downey real estate, the current market has a useful starting point: Redfin reports an all-home-type median sale price of $862,568 for the three months ending July 2026. That citywide figure is context for a search, not a valuation for a particular house. The live listings above and the comparisons below help narrow it to the property type and location that matter to you.

Downey is an independent city in southeast Los Angeles County, with a downtown centered on Downey Avenue, established residential streets and a distinctive aerospace legacy. Its practical appeal is the combination: neighborhood homes, major shopping areas, medical campuses and regional connections within the same city. This guide looks at the choices behind that combination. Substantively reviewed September 8, 2026. Market data period and source appear below.

For a nearby southeast LA comparison, explore the Bell Gardens home and neighborhood guide. Its park-side streets and varied land-ownership arrangements offer a useful comparison when weighing property type, carrying costs and daily routes against Downey.

01 / The directory

Finding Your Part of Downey

Choose among Downey neighborhoods by matching the house and block to your priorities. Orange Estates, north and northeast Downey, downtown and the southern neighborhoods are useful starting points for a tour. These are practical search descriptions, not a substitute for recorded tract boundaries, a school attendance map or the zoning attached to an individual parcel.

Orange Estates and the northwest

Orange Estates is a starting point for buyers who want to compare established detached homes, mature streetscapes and individual architecture. Work outward from the Paramount Boulevard and Florence Avenue area and look carefully at the transition between interior residential streets and the busier corridors. A house's orientation and setbacks can make the outdoor space feel very different from the lot figure in a listing.

Compare original layouts with expanded homes on their own merits. A larger advertised floor plan should come with a clear account of what was added, when it was permitted and how the rooms connect. Walk the route from the kitchen to the yard, check where visitors park and consider whether the garage still serves its intended function. A distinctive facade is an invitation to inspect the whole property, not proof that every improvement has the same construction history.

North and northeast Downey

For a larger detached home, outdoor entertaining space or a different lot configuration, include the northern and northeastern residential streets in the search. Compare actual parcels around the Florence Avenue and Lakewood Boulevard corridors rather than treating the northeast label as a guaranteed specification. The amount of usable yard, neighboring building scale and distance from arterial traffic are more informative than a broad marketing category.

Two homes with the same bedroom count may represent quite different ownership plans. One may have a compact original footprint and room outside; another may devote much of its parcel to a substantial addition, pool or hardscape. Before assigning value to future expansion, ask the city about the parcel's current zoning and verify existing improvements. Read our guide to Los Angeles home styles for architectural vocabulary, then apply it to the home in front of you.

Downtown and the civic center

Downtown Downey deserves its own search because the relationship between housing, shops and streets is different here. The State of California's July 2010 environmental review describes the Downtown Downey Specific Plan as covering approximately 131 acres. The city continues to list the plan among its governing specific plans and zoning resources. That is a defined planning area, not a claim that every downtown address offers the same housing or walking experience. The original area figure is in the state environmental review record.

Consider downtown if access to the Downey Avenue business district, civic buildings and nearby dining is a priority. For an attached home, inspect the garage arrangement, guest parking, stairs and the exact walk to the places you expect to use. Visit around evening activity as well as during a weekday. Proximity to a lively center can be valuable, but the right amount of activity is a personal choice you should evaluate on site.

Central and east Downey

The areas around Firestone Boulevard, Stonewood and the eastern residential streets provide another set of comparisons. A property can be convenient to shopping while still requiring a deliberate route across a major road. Trace the actual entrance to the shopping center or park instead of relying on straight-line map distance. Review driveway access and the way traffic moves past the home at the times you would normally leave.

Near the San Gabriel River side of the city, parks and the regional street network are part of the setting. They do not replace parcel-level research into drainage, easements or insurance. Ask for the property's disclosures and review the relevant reports before attaching a premium to a river-adjacent or park-adjacent description.

South Downey and the medical and transit corridors

South Downey is worth a focused comparison when the daily routine involves Imperial Highway, the Lakewood Boulevard C Line station, Downey Landing or the city's medical campuses. Tour the residential street and the actual access route separately. A short distance to a workplace, station or shopping center can still involve a busy crossing, a specific parking entrance or a bus connection.

For buyers deciding between a house and an attached property, compare maintenance responsibility and total monthly cost before choosing by purchase price. Our condo and townhome comparison explains why building form and legal ownership are separate questions. Cerritos, Artesia and Bell offer additional southeast county comparisons when your search extends beyond Downey; each is a separate municipality with its own housing context.

Which Downey neighborhood fits my budget, commute and school needs?

Casa de Parley Johnson entrance and Spanish-style architecture in Downey

Casa de Parley Johnson illustrates another part of Downey's architectural identity. This historic property is not representative of every home nearby.

If your southeast county search also depends on C Line access, compare Lynwood homes, parks and ownership considerations. Use the same space requirements and total budget when comparing properties in the two cities.

02 / Prices

Downey Prices and the Cost of Ownership

Use the city median to understand the market, then price the specific kind of property. According to Redfin's Downey housing-market report, the all-home-type median sale price was $862,568 over the three months ending July 2026, down 5.2% from the comparable period a year earlier. Redfin calculates its figures from MLS and/or public records. Checked September 8, 2026; this is the publisher's stated rolling window, not a live appraisal or a detached-house-only median.

A citywide change does not tell you how an updated house on an interior street compares with a condominium or a property needing substantial work. Select comparable closings with similar ownership type, usable living area, lot characteristics, condition and location. Separate closed prices from current asking prices. Pending inventory can help frame competition, but it does not disclose the final negotiated terms.

This is a comparison framework reviewed September 8, 2026, not a table of assumed neighborhood prices or universal fees. There is no reliable citywide yes-or-no answer for an individual home's HOA obligations or special assessments. Review the actual title and tax documents, and ask the relevant parties to explain charges rather than inferring them from a listing label.

For a remodel, purchase price is only one part of the decision. Obtain a scope and estimates that distinguish essential repairs from elective changes. Our remodeling-contractor guide can help organize the questions. Check Downey's current planning and building requirements for the address; rules discussed in a Los Angeles city article do not automatically govern a separate municipality.

Use the mortgage calculator to compare payment scenarios with your own loan, tax and insurance inputs, then confirm the figures with your lender and providers. A comfortable budget should reflect the property you intend to maintain, not just the maximum purchase price displayed by a search filter.

03 / Schools

Schools and Address Boundaries in Downey

Verify a home's school assignment with the district using the exact street address. A nearby campus, a Downey mailing address or a school name in a listing does not establish attendance eligibility. Start with Downey Unified's enrollment information and Student Services contact. Its published attendance-boundary policy is useful background, but ask the district to confirm the current rule for the property and school year you need.

Downey Unified's official school and program directory provides the starting point for comparing elementary, middle and high-school options. The district lists career technical education, dual enrollment, International Baccalaureate and dual-language programs. Availability and eligibility depend on the campus and program, so confirm the details directly before making a home purchase depend on a particular pathway.

For a high-school search, investigate Downey and Warren through the district's current materials, then ask about attendance, course selection, transportation and any application process relevant to your student. If you are considering a transfer or an out-of-district permit, confirm its conditions and timing. Do not treat a previous owner's enrollment, a neighbor's experience or an agent's estimate as a guarantee.

The native schools table above is a discovery aid for schools within or near the provider's area. It may include campuses beyond city limits, and a distance ranking does not function as an attendance map. Read the school's own program descriptions and accountability reports, visit when appropriate, and evaluate the factors that matter to you without assuming one score describes the entire educational experience.

Finally, try the school-day route from the actual home. Major crossings, pickup access and the timing of a work departure can change the practicality of an otherwise appealing address. Compare that routine alongside the home's layout and carrying costs. A property search becomes more useful when school requirements are verified early and then carried consistently through the shortlist.

04 / Commute

Getting Around Downey

Evaluate the commute from the address, at the times you actually travel. Downey's location near the I-5, I-605, I-105 and I-710 corridors supports different regional routes, but freeway proximity does not produce a dependable citywide travel time. Compare the first local-road segment, the interchange and the final destination, including parking, before deciding that a house is conveniently located.

Lakewood Boulevard is a station on Metro's C Line in Downey, as identified in the agency's Lakewood Boulevard station information. The station name refers to the boulevard; it does not mean the station is in the City of Lakewood. Check the current journey planner for your destination and include any connection, walk and station access in the comparison.

As of the city's transit page checked September 8, 2026, Downey LINK operates four circulating routes on weekdays, with all routes beginning and ending at the Downey Depot Transportation Center at 8150 Nance Street. The city's Downey LINK route and service information distinguishes peak and midday operation and notes that service is not available on weekends. Use the current route details for your intended trip.

Keep future infrastructure separate from service you can use today. Metro describes the approved Southeast Gateway segment as 14.5 miles, with nine new light-rail stations and an infill station on the existing C Line. The Southeast Gateway project page, checked September 8, 2026, identifies Downey among the communities along the route. It is a project to follow, not an operating rail connection to include as a guaranteed benefit in today's commute.

For downtown Los Angeles, the Westside, Long Beach or Orange County, test the full route on more than one ordinary workday. A medical-campus schedule may have a different traffic pattern from a conventional office schedule. For airport travel, compare actual departure times and terminal access rather than treating an airport's proximity as a daily commute promise. We can structure a search around your destinations, then help compare the homes within that practical area.

05 / Daily life

Downey Beyond the Front Door

Downey combines a civic downtown, neighborhood parks, shopping districts and a space-industry history that remains visible in its cultural life. A useful home tour should include the places you expect to use every week. Try a grocery trip, a park entrance and the evening route home; the city becomes easier to compare when amenities are connected to your routine.

The Columbia Memorial Space Center connects today's Downey to the former aerospace site. In its February 6, 2019 feature, the operator described the museum as a 20,000-square-foot center with computing, robotics and interactive space exhibits. That is a dated description of the facility, not a measurement of a future expansion. Read the Space Center's feature and check its current programs and visit information when planning a trip.

The museum's Downey aerospace-history exhibit explains the local manufacturing story, including the Apollo era. It gives the former industrial lands an identity that a generic shopping-center description misses. The history is part of the place; it is not evidence of current aerospace employment totals or a basis for forecasting home appreciation.

For outdoor time, compare the facilities you would use rather than simply counting nearby green spaces. Apollo Park and the McCaughan Gymnasium list athletic fields, a playground, walking trail and indoor recreation facilities. Wilderness Park and Rio San Gabriel Park add other options on the eastern side of the city. Check the city's parks and recreation information for current programs, reservations and facility details.

Rio Hondo Golf Club's course information, checked September 8, 2026, offers 18-hole rounds along with shorter playing options. Treat golf access as a separate recreation choice with its own fees and availability, not an amenity automatically included with a neighboring property. The route to a course, park or trail matters just as much as its presence on a map.

Downey Avenue's downtown business district, Stonewood and Downey Landing are different kinds of shopping and dining destinations. Compare a walk along the downtown streets with the parking and access pattern of a larger shopping center. The city's downtown page directs visitors to The District at Downey for current district information. Confirm a particular business or event before building a weekend around it.

Healthcare is another practical part of the city's geography. PIH Health Downey Hospital, Kaiser Permanente's Downey campus and Rancho Los Amigos are distinct destinations. If one is central to work or care, check its particular entrance and services rather than searching only by the city name. For a home nearby, evaluate the actual street environment and access in person.

06 / Selling

Selling a Home in Downey

A strong Downey listing explains what is distinctive about the property and supports the asking price with the right comparisons. Start with ownership type, usable layout, condition and location. An expanded house, an original home with yard space and an attached property with shared amenities can attract different comparisons even within a small area. Buyers should be able to understand the home's position without guessing which improvements or costs have been included.

Prepare the evidence alongside the presentation. Gather available permits, improvement records, association documents and relevant property information early. Decide which repairs improve the sale process and which discretionary projects should be evaluated against their cost. Clean photography, a clear floor plan and an honest description of outdoor space help buyers understand the property. A large renovation is not automatically the best preparation strategy for every home.

Timing should account for the competing inventory and your own move. Review current listings, recent comparable closings and the terms that matter to you, including possession and any purchase you are coordinating. Justin Tye and the team can help organize pricing, preparation, marketing and negotiations into one plan. Begin with the address and your priorities so the recommendation reflects the home and the decision you actually need to make.

07 / Why Justin

Work With Justin Tye in Downey

Useful representation connects neighborhood comparisons with the details that can change a transaction. We can help separate the appealing features of a home from the items that need verification, organize property-specific comparables and coordinate the next steps with the appropriate professionals. For a buyer, that means a more focused shortlist. For a seller, it means a position in the market that the presentation and supporting information can explain.

Our historical team archive documents a Downey closing at 9932 Pangborn Avenue in April 2022 for $1,051,000, with both buyer and seller sides recorded in CRMLS. This is one distinct transaction, checked against duplicate platform entries on September 8, 2026. It is evidence of historical team activity, not a current comparable for every Downey home or a claim of Justin's sole personal representation. 08 / Questions

Downey Real Estate Questions

Is Downey part of the City of Los Angeles?

No. Downey is a separate municipality in Los Angeles County. Use Downey's municipal planning and building resources for a property inside its boundaries. A Los Angeles County guide is useful regional context, but City of Los Angeles rules and neighborhood descriptions do not automatically apply to a Downey address.

What is the current median home price in Downey?

Redfin reports $862,568 for all home types in the three months ending July 2026, with a 5.2% year-over-year decline for the comparable period. The original market report is the source and can change as new data is published. Compare the specific home with relevant closings instead of applying the city median as its value.

Where should I begin a Downey home search?

Begin with the property and routine you want: an established detached home, more usable outdoor space, an attached home or proximity to downtown, a workplace or transit. Compare Orange Estates, north and northeast Downey, the civic core and the southern neighborhoods using actual addresses. Broad area names help organize tours, while parcel conditions, costs and verified school requirements decide which homes belong on the shortlist.

Does a Downey address guarantee a particular school?

No. Confirm the current attendance assignment and enrollment requirements with the district using the complete address and intended school year. Nearby-school widgets and listing descriptions are starting points for research. Downey Unified's enrollment team can direct you to the current requirements; transfers and specialized programs may have separate conditions.

Can I commute by rail from Downey?

The Lakewood Boulevard station serves Downey on Metro's C Line. Whether it works for you depends on the route to the station, your destination and any transfers. Check current service before making the commute part of a purchase decision. The proposed Southeast Gateway connection is a separate future project and should not be represented as service available today.

Can I add an ADU or another unit to a Downey property?

Determine feasibility with the city for the specific parcel. Existing structures, utilities, access, zoning and applicable state and local requirements all affect the project. Downey's 2021-2029 housing plan addresses housing capacity; it does not establish that a particular property already has approval for an addition. Obtain the relevant confirmation and project estimates before paying for assumed potential.

How should I compare a Downey condo with a house?

Compare the purchase price and the ongoing responsibilities together. For an attached property, review the association's finances, insurance, rules, assessments and maintenance allocation. For a house, account for the systems, exterior and grounds you will maintain directly. The better fit depends on the property and your priorities; a smaller price tag does not by itself establish a lower total cost.

How do I estimate my Downey home's value before selling?

Use a property-specific review of recent comparable closings, current competition, condition and documented improvements. An initial home-value estimate can start the discussion, while a closer review explains why a buyer might compare your home with some properties and exclude others. If you are also buying, our home-buying preparation guide helps organize the budget and financing questions alongside the sale.
