Duarte puts the San Gabriel Mountains at the end of familiar streets and a regional rail station beside one of Southern California's major medical campuses. The practical housing choice is between those settings: an established house near the foothills, an attached home closer to Huntington Drive, or a location that makes the Duarte/City of Hope station part of the daily routine. A mountain backdrop and a workable commute are different features. Decide how much each matters before comparing bedrooms.
Duarte's real estate market includes detached houses, condominiums and townhomes, while prominent new apartment developments add rental options. For the three months ending July 2026, Redfin reports a Duarte median sale price of $751,624 across all home types, down 0.45% from the same period a year earlier. That is a transaction benchmark, not a price for every foothill house or an estimate of a particular property's value. The original Duarte housing-market report describes calculations using MLS and/or public records.
The city incorporated on August 22, 1957, according to Duarte's municipal history. Its housing choices now sit beside active planning areas at the station, Town Center and City of Hope. This guide connects those changes with the ordinary questions behind a purchase: the route to work, the school assigned to the address, the usable yard, and what it will cost to maintain the property.

The map and Search Homes use the Los Angeles County municipal boundary retrieved September 9, 2026, with its Royal Oaks extension. Confirm individual parcels with the city; a search outline is a guide, not a survey.
Start with the street and the ownership type. The same Duarte mailing label can describe different jurisdictions, associations and daily routines. The area descriptions below are practical search groupings, not invented subdivisions or promises that every house in a grouping has the same features. Check the city boundary and the property's legal description before treating nearby Bradbury or an unincorporated address as a Duarte comparison.
The residential streets approaching the foothills suit a search centered on detached housing, outdoor space and proximity to the mountain edge. Fish Canyon Road, Encanto Parkway and the north-side street network are useful orientation points. Compare the actual slope and usable outdoor area, rather than ranking lots by total square footage. A larger parcel can devote much of its area to grade, a hillside or a driveway. The layout of the house and the flat space immediately around it may matter more to daily use.
For a foothill property, ask for permit history and available information on retaining walls, drainage and prior additions. Obtain an address-specific insurance quote early. Duarte publishes its fire-hazard mapping and explanation; a map designation is one input, and the city distinguishes long-term physical hazard from a property's individual risk. It does not quote a premium or guarantee that an insurer will offer coverage.
Do not buy a location on the assumption that Fish Canyon Falls is an available weekend amenity. The city's trail page, checked September 9, 2026, says the falls trail is closed until further notice. The nearby Encanto Nature Walk is a separate route. That difference matters when a listing uses a general phrase such as “near hiking.” Verify the specific trail and current access, not just its distance on a map.
Royal Oaks Drive provides a useful east-west reference for comparing established homes near the recreation corridor. A trail-facing or trail-adjacent home should be evaluated for the actual entrance, crossing, privacy and fence condition. Being near a paved path can support an everyday walk or bicycle trip; it does not establish a continuous protected route to every errand.
The Donald and Bernice Watson Recreation Trail is 1.6 miles long, extending from Buena Vista Avenue to Royal Oaks Park at Vineyard Avenue, according to the city's trail guide. Work on the corridor remained documented in the city's August 2026 construction updates. Before comparing a home's immediate surroundings, check the trail improvement project for the latest work area and access information.
“Royal Oaks” also names a retirement community, a school and a park. They are distinct places. The city announced the annexation of Royal Oaks Retirement Community in March 2025, expanding its boundary. An old map or a listing's neighborhood name can therefore be an incomplete guide to jurisdiction. The municipal annexation announcement explains the change; a retirement-community contract is also a different purchase decision from an ordinary condominium resale.
Huntington Drive is the commercial reference point for many everyday trips. Compare nearby detached homes with attached developments on their own merits: entry layout, parking, outdoor space, association responsibilities and the route across major streets. A quieter interior unit and a street-facing unit in the same development may offer materially different experiences. Visit the rooms and outdoor areas you would use at the times you expect to use them.
The city describes The Huntington as a 161-unit mixed-use apartment development that opened in 2022. It illustrates the changing Town Center, but those rental apartments should not be counted as new homes available to purchase. The Town Center project page and the city's specific-plan directory are useful starting points for understanding the block around a prospective home. Confirm a project's current status separately from its approved plans.
The area around Duarte Road and Highland Avenue deserves its own comparison if rail access or a connection to City of Hope is central to the move. The station is along Duarte Road, just west of Highland Avenue. Its position favors some addresses much more than others. Trace the door-to-platform route, including crossings and the return walk, before assigning value to a listing's station-distance claim.
Esperanza and Solana are apartment developments in the station area, identified on the city's Duarte Station page. New construction here does not automatically mean new for-sale townhomes. Buyers seeking ownership should check title, availability and association documents for each actual listing. Buyers comparing a purchase with renting can use these developments as a different housing option without mixing rent and sale-price statistics.
Nearby City of Hope facilities also change through specific planning and construction projects. Its Hope Plaza directions identify the Duarte Road and Hope Drive entrance for that facility. Use the entrance you would actually need when testing a commute. A property can be close to the campus boundary yet less convenient to a particular building or parking structure.
Extend the search to Monrovia, Azusa and Arcadia when the budget or daily route warrants it. Compare a consistent home type, condition and ownership structure. A newer attached home in one city and a larger detached home in another solve different problems. The Los Angeles area guide supplies the broader regional context without treating every San Gabriel Valley community as interchangeable.

Redfin's $751,624 all-home median for the three months ending July 2026 combines transactions across housing types. Its reported 0.45% year-over-year decrease describes that sample; it does not establish that each Duarte neighborhood or individual house declined by the same amount. See the dated market report before comparing it with a different month's listing-price figure.
For a detached house, start with usable living area, bedroom arrangement, lot utility and condition. Then separate an updated kitchen from expensive work that is less visible: roof, electrical service, plumbing, drainage and permitted additions. A cosmetic remodel may help presentation while leaving those systems unchanged. An inspection and available records give a buyer a stronger basis for budgeting than a broad description such as “fully upgraded.”
For a condo or townhome, compare the total monthly payment and the association's financial position. Read what the dues cover, which components the owner maintains, the insurance arrangement, reserves, recent assessments and applicable use restrictions. Confirm the assigned school with Duarte Unified before relying on a listing or a nearby-school table. The district links an official School Finder from its website. Enter the complete property address, then confirm the result, grade placement and enrollment requirements with the district. The schools displayed in this page's native widget are nearby-school discovery, not a guarantee of attendance.
The district's current school directory is the starting point for its campuses, including Duarte High School, Maxwell Academy and Mount Olive Innovation and Technology High School. Check each school's own page for current grade spans and programs. Older community guides may retain former school names or configurations. A familiar building name should not substitute for the district's current enrollment information.
Choosing a different district school can involve a separate process. Duarte Unified's intradistrict permit page, checked September 9, 2026, says the 2026-27 application window is closed and the 2027-28 window opens October 31, 2026. A request to transfer within the district is distinct from leaving the district. Neither a property purchase nor an application guarantees a particular transfer outcome.
Also review the practical school day: the route from the house, crossings, after-school arrangements and the time needed to reach another campus for activities. These questions can change which location works even when two houses have similar asking prices. Assess programs and logistics using current school information and your own priorities. Duarte offers both freeway and rail options, but their value depends on the address and destination. Huntington Drive connects many local errands; I-210 is a major regional route, with the I-605 connection relevant to trips farther south. For a purchase decision, test the journey from the driveway to the destination's parking or entrance at the time you expect to travel. A city-to-city mileage figure leaves out much of that experience.
Duarte/City of Hope station began passenger service on March 5, 2016, as part of the extension documented by the Foothill Gold Line Construction Authority. It now appears on Metro's A Line. Use Metro's trip planner for current schedules, transfers and service alerts. The historical station name in older photographs and documents is not the current line branding.
The local Duarte eBus page identifies Foothill Transit Line 861. Check the current stop, service day and connection rather than assuming a bus will match every train arrival. Include waiting, walking and the final connection when comparing a rail commute with driving. No universal travel-time promise captures peak traffic, service changes or a particular work shift.
For City of Hope, use the facility's own directions because campus access is not a single point. For work in Pasadena, downtown Los Angeles or elsewhere in the San Gabriel Valley, compare the actual route from each shortlisted property. Airport trips to Ontario, Hollywood Burbank or LAX are another separate test, including the terminal and likely travel hour. A route that works for an occasional flight may contribute little to the everyday housing choice.
If walking or cycling is important, inspect continuity: sidewalks, crossing controls, driveway conflicts, shade and where the protected path ends. The Royal Oaks recreation corridor is a useful amenity, but a recreation trail and a complete commute route are different things. This is one reason to compare two houses on their own streets even when a portal gives them the same area score.
05 / Daily life
Encanto Park gives eastern Duarte a concrete recreation anchor. The city lists 11 acres at 751 Encanto Parkway, with courts, a multipurpose field, playground equipment, a nature trail and picnic facilities. The official park entry is the appropriate place to check amenities and reservation details. Walk the route from a prospective home and look at the entrance you would use, rather than treating the park's nearest boundary as the destination.
Royal Oaks Park and the Donald and Bernice Watson trail support a different routine: a local walk, a bicycle outing or a stop along the recreation corridor. The trail improvement page records work into August 2026, so a photograph from an earlier year cannot establish today's surface or access. For Fish Canyon Falls, the city's current closure notice controls. Do not interpret older trail descriptions on the same page as confirmation that the falls route has reopened.
Huntington Drive provides the commercial setting for many errands and casual meals. A 2020 photograph of the Sonic location at 1070 East Huntington Drive illustrates that corridor's roadside character; it does not certify today's menu or business hours. For a home search, the useful question is which stores and services you actually use, how you enter their parking areas and whether a trip requires crossing a busy road. Make that small recurring trip part of the viewing schedule.
Duarte Library and the city recreation program add options beyond the shopping corridor. Check the Parks and Recreation department for current programs and facilities. A listed program's availability, eligibility or registration period can change. The city's history page also identifies the Duarte Historical Museum at 777 Encanto Parkway, a useful starting point for learning how the local ranch and citrus landscape became today's city.
For a broader outing, compare the route to Monrovia's commercial center or destinations in Arcadia and Pasadena with the route home afterward. Regional variety can be part of living in Duarte without pretending that every destination is within walking distance. The right balance is personal: a usable garden, rail access and a short errand loop may matter more than a long list of attractions.

Position the home around advantages a buyer can verify. For a foothill house, that may be usable outdoor space, a practical floor plan and documented maintenance. Near Royal Oaks, show the actual recreation access and the relationship between the yard and trail. For an attached home, make parking, private outdoor space and association responsibilities clear. Near the station, show the real walking route. These details help a buyer understand what the price buys.
Prepare the evidence before relying on presentation alone. Collect permits and receipts for significant work, available system and roof information, association materials where applicable, and the current tax bill.
