Beach Boulevard carries the through traffic. Turn toward the smaller residential streets and the decision changes: a driveway and private yard, a condo with shared maintenance, or a newer townhome near the shops at Lantana. Stanton puts these choices into a compact part of northwestern Orange County. The useful comparison starts with what you own, what you maintain and how you get through an ordinary weekday.
Stanton real estate includes detached homes, established attached communities and newer townhomes, so a citywide median cannot price every property fairly. Redfin's all-home-type city report recorded a $697,151 median sale price for the three months ending July 2026. That is a market reference, not a valuation for a particular floor plan. The Stanton housing market report and the comparison framework below help put individual listings in context.
The City of Stanton lists its land area as 3.1 square miles and its incorporation date as June 4, 1956, in its community profile, checked September 6, 2026. Small geography does not mean identical streets. Start with the Orange County guide, then compare Stanton's actual housing choices with your budget and routine.

01 / The directory
A useful Stanton search separates the building from the ownership arrangement. Begin with the amount of private space you need, your tolerance for stairs and your preference for handling maintenance yourself or through an association. Then compare the street, parking and documents. These are practical search groupings, not official neighborhood boundaries.
Detached-home searches around the city's established street network suit buyers who want to evaluate a yard, driveway and the relationship between the house and its lot. Look closely at the particular block near Katella, Cerritos, Western or Orangewood rather than treating an arterial-road label as a neighborhood description. A home facing a busy route and a home reached from a quieter interior street can offer very different daily experiences even when the addresses are close.
On a first tour, measure the space your household actually uses. Can both cars park without blocking the sidewalk? Does the yard accommodate your plans? Where would a home office sit relative to street noise? Check the recorded lot and permitted improvements before counting an enclosed patio or converted garage as additional usable space. A listing's bedroom count should lead to questions about layout and documentation, especially when the home has changed over time.
For an older property, request the available permit history and inspect the roof, electrical equipment, plumbing, drainage and cooling systems with the appropriate professionals. A fresh kitchen can be appealing while the expensive systems still need attention. Compare the purchase price plus likely near-term work with a better-maintained alternative before deciding which home offers more value.
The historical team ledger includes Stanton closings on East Briar Oaks Drive, Briarglen and Ferndale Circle. These are useful starting points for understanding how specific communities enter the local search. They are not evidence that any particular home is available today. For an attached property, compare the exact floor plan, level, garage or assigned parking and private outdoor space before comparing price per square foot.
The association documents matter as much as the photographs. Request the current budget, reserve information, insurance summary, meeting minutes, governing rules and any disclosed assessments. Establish which roofs, walls, pipes, patios and other components belong to the owner and which fall to the association. Two monthly dues figures cannot be compared sensibly until you know what each one pays for.
Tour the route from your parking space to the front door. Ask how guest spaces work and where deliveries go. Visit when you would normally be home, and listen from the bedroom and patio as well as the living room. If stairs, accessibility or storage affect your search, put them into the criteria before you book showings. Attractive common grounds do not answer those interior questions.
Brookfield Residential's November 13, 2020 townhome overview identifies Lantana @Beach in Stanton, with one- to three-bedroom plans ranging from approximately 935 to 1,993 square feet. Those are the builder's historical plan figures. They establish the development's housing range, not current inventory or today's asking prices.
For a resale here, compare the actual plan and position within the community. A bedroom on a separate floor may work well as an office but differently for someone who wants every sleeping room together. Check the garage dimensions against your vehicles and storage, and walk the full path between the front door, shops and parking. Nearby retail is useful only if the actual route fits your routine.
Newer construction still requires a document review and inspection. Ask what warranties or service records remain available, which upgrades were installed and whether the improvements have the required approvals. Review the current association obligations and property-tax bill for the exact unit. Do not carry forward a builder's original marketing price, fee estimate or availability statement into a 2026 purchase decision.
When a Stanton listing is a manufactured home, establish whether the purchase includes the land or a right to occupy a rented space. Ask for the governing documents, current space charge if applicable, park approval requirements and available financing terms. A lower advertised purchase price can come with a substantially different monthly obligation and resale process.
Keep this search separate from a fee-simple detached home or a condominium until the ownership and financing terms are clear. Request a written breakdown from the relevant professionals rather than relying on a listing category alone. This guide does not promise that a particular park accepts every purchaser or that every lender offers the same product.
Cypress, Garden Grove, Anaheim and Buena Park are useful comparison searches when your priorities reach beyond a single city name. Carry the same bedroom, parking, ownership and monthly-cost criteria into each one. Comparing an updated condo in one city with an unrenovated detached house in another tells you more about the buildings than about the city boundary.
Choosing between an association community and a private yard? Ask which Stanton neighborhood fits your budget and routine.

02 / Prices
Price a Stanton home against properties with the same ownership type, comparable living space and a similar condition. Redfin's city report, reviewed September 6, 2026, puts the all-home-type median at $697,151 for the three months ending July 2026, down 8.3% from the comparable prior-year period. The publisher identifies MLS and/or public records as its underlying data sources.
That city market measure combines different kinds of homes. It does not establish what an individual detached property or condo is worth, and a shift in the mix of sales can affect the median. The city report and a ZIP-code report are different geographies. We use the city series here and keep the historical team transactions below separate from market-wide evidence.
Search group | Compare first | Recurring costs | Documents to obtain | Useful distinction |
|---|---|---|---|---|
Detached home | Lot, layout, condition and street exposure | Tax, insurance and owner maintenance; verify any association | Title, permits, inspections and current tax bill | A private yard brings its own upkeep and improvement questions. |
Established condo or attached home | Floor plan, level, parking and private outdoor area | Mortgage, HOA dues, insurance and any disclosed assessments | Association budget, reserves, rules and insurance | Understand what dues cover before comparing the monthly total. |
Lantana townhome | Specific plan, stairs, garage and position | Current association charges, tax bill and insurance | Resale package, improvement records and available warranties | Historical builder specifications are a starting point, not a substitute for the unit's records. |
Manufactured home | Whether land is included and what transfers | Loan payment, space rent if applicable and other required charges | Ownership, park terms, approval requirements and lender confirmation | The advertised home price may exclude a continuing land-use cost. |
This table is a comparison checklist, not a schedule of current fees. Request address-specific amounts before making an offer. Start a monthly budget with the mortgage calculator, then replace assumptions with a lender's written figures and actual association, insurance and tax information. Include a reserve for repairs that remain your responsibility.
For a seller, the competing active listings show the choices available to a buyer today; closed transactions show what buyers previously paid. Pending listings add useful context when their relevant terms can be verified. Adjustments should reflect the subject property and evidence, rather than applying the same dollar amount to every bedroom, renovation or parking space. A home-value request is a starting point for that work.
For a price decision tied to an actual home, ask for the recent comparable sales in Stanton. Include the address or community and any important upgrades.
03 / Schools
Stanton does not have one universal school assignment. The official district sources identify portions of the city within different service areas. A school appearing in the nearby-school table above is useful for exploration, but it does not establish an attendance right for the property you are considering.
Garden Grove Unified School District expressly includes portions of Stanton and assigns neighborhood schools by home address. Use its address-based school locator, then confirm the result with the district for the intended enrollment year. An address in Stanton can belong to a district whose name is another city.
Magnolia School District serves preschool through sixth grade in western Anaheim and parts of Stanton. Its district boundary resources are the appropriate starting point for verifying its service area. Savanna School District also identifies part of Stanton within its elementary attendance area and names Cerritos, Hansen, Holder and Twila Reid among its four schools.
For an address served by an elementary district, separately confirm the secondary-school district and campus. Do not assume that the closest junior high or high school is the assigned one. Transfer, choice, preschool and specialized-program admissions can involve additional requirements. A home purchase does not by itself guarantee an optional placement.
After confirming eligibility, compare the programs that matter to your household: grade span, curriculum, student support, extracurriculars, transportation and the practical pickup schedule. Ask the school directly about current offerings. Check how the school trip fits with work and childcare, including the route across major roads. Ratings alone cannot answer those questions, and this guide does not rank neighborhoods by the people who live in them.

04 / Commute
Test the commute from the actual front door at the times you will travel. Beach Boulevard is a central north-south route, while Katella and the surrounding east-west streets shape how you reach neighboring cities. For destinations beyond Stanton, evaluate the complete route to the relevant freeway, office or station, including local intersections and parking.
A map's straight-line distance is not a commute estimate. Tour-day traffic can differ from the morning you need to get to work. Before choosing between two properties, compare the same departure time, destination and travel mode in a current routing service. Include the return trip and any regular school or childcare stop. This guide deliberately makes no universal drive-time promise to Los Angeles, Irvine, an airport or the coast.
OCTA's current routes and schedules, updated August 9, 2026 and checked September 6, list Route 29/A between La Habra and Huntington Beach, Route 50 between Long Beach and Orange, and Rapid 529 between Fullerton and Huntington Beach. Beach Boulevard and Katella service can be useful to a Stanton search, but check the exact stop, service day, direction and any transfer for your trip.
Transit usefulness also depends on the walk from home to the stop and from the final stop to work. Test the crossings and lighting on that route rather than assuming that a nearby line makes every errand convenient. A bicycle trip requires the same route-level review. The native walk, bike and transit scores above describe their provider's area assessment, not the suitability of every street or a guarantee for your particular routine.
For buyers considering a home near an arterial or rail corridor, visit with windows open and closed and spend time in the outdoor space. Ask about known nearby projects through the city and review the applicable disclosures. Being close to a route can improve access while changing the sound and activity around the home. That tradeoff belongs in the price comparison.
05 / Daily life
Stanton's public spaces and retail destinations give a compact city several distinct places to spend time. Choose a home around the stops you will actually use, then check the route between them. A destination on the other side of Beach Boulevard may be close on a map while requiring a different walk than you expect.
The City's current parks directory lists Stanton Central Park at 12 acres, at 10660 Western Avenue. Its listed facilities include a water-play area, tennis courts, a skate park, sports fields, picnic shelters and an exercise loop. This is the current city-directory figure checked September 6, 2026; older project descriptions used a different acreage.
The same directory identifies Hollenbeck Park on Cerritos Avenue and Stanton Park on Cedar Street, giving buyers additional places to compare with their prospective address. Look at the actual walking entrance, road crossings and schedule. A nearby park's presence does not mean every activity runs year-round or that a reservable facility is always available.
Check Dotson Park's status before planning a visit. The City's maintenance notice, displayed as a July 16, 2026 announcement and still present when checked September 6, says the park is closed for necessary work. We have not treated an older park photograph or the general facilities list as proof that it has reopened. Use the city's current update before relying on that amenity.
Rodeo 39 Public Market gives the southern Beach Boulevard area a specific dining destination. The operator identifies the address as 12885 Beach Boulevard in Stanton on its official visitor page, checked September 6, 2026. Its current vendor directory includes Phoholic, Shootz, Tenori and Here and There, among other businesses. Confirm individual vendor hours before you go.
For a buyer looking around Lantana, walk the route to the market and the shops during the hours you would use them. Consider deliveries, traffic, parking and the separation between home and the commercial activity. The appeal of being near dining is real, but the best location within a development depends on whether you prioritize proximity, a particular outlook or a more removed position.
Make the same practical check for groceries, medical appointments and other regular errands. The native points-of-interest map is a discovery aid, not a promise that every business is open or inside the city boundary. Verify the operator and address before making it part of a move decision. For a broader comparison, the regional real-estate overview helps connect the Stanton search to the rest of the service area.

06 / Selling
A Stanton listing needs a clear explanation of what the buyer receives and what ownership will cost. For a detached property, make the layout, lot use, maintenance and permitted improvements easy to understand. For an attached home, bring the association information, parking and unit position into the presentation early. For a manufactured home, clarify the land and occupancy arrangement before buyers compare the asking price with other housing types.
Start with a property-specific comparable analysis. A recent sale in the same community can be highly useful, but inspect the condition, floor plan, exposure, concessions and date before treating it as a direct match. If an appropriate comparison is older or farther away, explain the limitation. The historical team table below demonstrates local transaction experience; its older prices are not suggested asking prices for a 2026 listing.
Preparation should address the things buyers can verify. Gather available improvement records, repair receipts, warranties and association materials. Decide which repairs make sense after considering their cost and the competitive listings. Clean photography, a legible floor plan and an accurate description help buyers understand the home, but none of them replaces disclosure or changes a physical limitation.
When offers arrive, compare financing, contingencies, timing and the buyer's ability to complete the transaction along with price. Discuss any repair or credit request in the context of the contract and current evidence with your agent and relevant professionals. A thoughtful sale plan also accounts for your next move, whether you need overlapping occupancy, a coordinated purchase or a straightforward closing.

07 / Why Justin
The historical closed-deals ledger records seven Stanton transactions in the team's 2008-2026 collection, checked September 6, 2026. That is a count from the team's own records, not all Stanton sales or a claim that Justin personally represented every party. The useful next step is to apply that local transaction context to the property, ownership structure and current competition you are evaluating.
The table shows the six most recent deduplicated Stanton records whose representation field is explicitly List, Buyer or Both. Dates and prices below are historical. Review Justin's profile and the sold-property collection for additional context, then ask for current comparables for your address.

Our process starts with your criteria and the property's documents. For a purchase, that means distinguishing a promising listing from a home that actually fits your financing, maintenance and daily needs. For a sale, it means explaining the property's position among the current choices and making the next steps clear. If this is your first purchase, the first-time buyer guide provides a useful preparation checklist.

08 / Questions
Compare ownership type, total monthly cost and the usable layout before focusing on the citywide median. A detached house, condo, townhome and manufactured home can carry different maintenance and financing obligations. Set your parking, stairs and outdoor-space requirements, then compare properties within the relevant group.
Do not assume either answer from the city name. Review the title and property disclosures for the actual address. If there is an association, establish the current dues, responsibilities, insurance and any disclosed assessments. A low fee is only meaningful after you understand what the owner must still maintain separately.
It may, but the purchase price alone cannot establish that. Verify whether the land is included, whether space rent applies, what other charges are required and what financing is available. Compare the complete written monthly obligation and the approval requirements with the other properties you are considering.
The answer varies by address. Garden Grove Unified, Magnolia and Savanna each identify portions of Stanton within their service areas. Start with the official district resources in the schools section, confirm the attendance assignment and enrollment year, and separately verify secondary-school placement where an elementary district applies.
The builder's historical materials establish Lantana's townhome plans, not present-day availability. Check the status and history of the specific listing. A resale should be evaluated through its own inspections, association documents, improvements and available warranties rather than the development's original marketing package.
The City's maintenance closure notice was still present when this guide was checked on September 6, 2026. Confirm the latest city update before visiting. A general amenity listing or an older photograph does not establish that repairs are complete.
Use a current trip estimate from the actual address to your destination at the intended departure time. Include parking, transfers and regular intermediate stops. Road access and a nearby bus route are useful features, but neither guarantees a fixed daily journey.
Provide the address, ownership details, condition and known improvements for a current comparable analysis. A useful price opinion explains the relevant competing listings and closed sales, including their differences from your home. Historical team closings show experience; they do not establish today's value on their own.
