Agoura Hills real estate starts with the landscape: oak-covered slopes, Ladyface Mountain, established residential streets and the more rural lots of Old Agoura. This western Los Angeles County city sits along the US 101 corridor, with Calabasas to the east and the Westlake area to the west. The city incorporated in 1982, but its housing choices reach beyond any one development era or neighborhood pattern.
Agoura Hills offers detached houses, estate properties and attached homes; lot usability, association obligations and position within the hills can matter as much as interior square footage. For a dated market starting point, Redfin reported an all-home-type median closed-sale price of $1,276,361 for the three months ending July 2026. That is a citywide transaction measure, not a price for every house or a forecast. The comparisons below explain how to move from that broad number to a specific address.
Start with the property listings above, then compare the neighborhoods and costs that fit your plans. If you are exploring a wider area, our Los Angeles County real estate guide puts this western county location in context. Local sources and market information in this guide were checked September 7, 2026; listing availability changes continuously. The upper listing feed and demographic panels describe the broader provider or mailing area. Search Homes uses a municipal boundary; verify the jurisdiction of an individual property.
Agoura Hills housing and surrounding slopes. Archival photograph, 2006; individual properties and landscaping may have changed.
If your search extends into inland Ventura County, the Moorpark area guide compares historic High Street, established southern neighborhoods and hillside homes. Its rail and State Route 23 discussion can help frame a different daily-route comparison.
01 / The directory
Begin with the kind of property you want to maintain. An equestrian setting, a house near a lake and an attached home with shared exterior responsibilities can involve very different daily routines. Neighborhood names help organize a search, but the parcel, association documents and actual street settle the details.
Old Agoura is the place to investigate when your priorities include a larger lot, room for outdoor uses and a less uniform setting. The city's General Plan specifically describes a low-density, rural and equestrian identity here. Its policies also preserve a less urban pattern of streets and infrastructure. A road without a conventional sidewalk can be part of that intended character, rather than a missing amenity that the next project will necessarily add. See the city's General Plan, Community Conservation and Development chapter, updated in 2022.
For a property you are considering, separate total acreage from usable ground. A sloping acre, a level paddock and a wooded drainage area serve different purposes. Ask for a site plan showing buildings, access, easements and existing improvements. If horses, a detached workspace or a larger garage are essential, verify that specific use before treating the listing's description as permission. The rural setting deserves a property review that includes access and maintenance alongside the house inspection.
Morrison Ranch and the Morrison Highlands area are useful starting points for buyers comparing established detached homes with a more coordinated neighborhood layout. Focus the comparison on the actual subdivision, floor plan and position: a house backing toward open land has a different relationship to privacy, vegetation and maintenance than one facing another residential street. The city identifies association-maintained open space in Morrison Ranch, so a green hillside beyond a fence should not be assumed to be public parkland.
Association scope is an address question. The Morrison Ranch Estates association provides its own management and architectural-review information. Request the current documents for the house's actual association, including dues, common-area responsibilities and the approval process for exterior work. Compare remodeled houses with attention to permits and useful improvements, not simply the number of recently replaced finishes. A familiar floor plan can make differences in orientation, outdoor space and maintenance especially visible.
Lake Lindero brings lake and golf-course surroundings into the housing search. Its association describes a neighborhood that developed in the late 1960s and early 1970s and identifies a 459-member HOA. The association's facilities include a nine-hole golf course, pool and tennis courts. Those facts describe the association, not every property using Lake Lindero as a neighborhood name. The Lake Lindero HOA's own overview is the starting source for its history and facilities.
Read the membership and current access terms attached to the specific home. A water view, frontage and a right to use facilities are three different attributes. Walk the lot to understand sightlines and the relationship to adjacent recreation areas, then ask how association costs and responsibilities are allocated. Buyers considering an older house here should price the desired updates separately from the value they place on the setting. A finished interior does not answer questions about the roof, drainage or shared obligations.
The Forest Cove area gives buyers another way to organize an Agoura Hills search around established streets and a named city park. The housing photograph below also records multifamily architecture in this part of the city. It is an archival streetscape, not an available listing. When comparing condos and townhomes, establish the legal ownership form, parking arrangement, outdoor area and what the association actually maintains. The shape of the building alone does not tell you whether you own a condominium interest or a separate lot.
An attached home can make sense when you want less private exterior work, but compare the full monthly cost and shared maintenance exposure. Review reserve information, current insurance, pending projects and any special assessments with the appropriate professionals. Our Los Angeles condo-versus-townhome guide explains the ownership questions to carry into an Agoura Hills tour. At Chateau Park, the city's planning document also identifies association-held open space; verify which association and parcels are involved in the property you select.
Liberty Canyon is a useful comparison for buyers drawn to the city's relationship with the Santa Monica Mountains and the US 101 corridor. Here, looking outward from the house is part of evaluating it. Consider the amount of vegetation to maintain, the slope behind the lot, driveway access and how the freeway or canyon roads affect the particular location. Two homes described as being near open space may have substantially different conditions at their property lines.
The wildlife-crossing project has also made this corridor a recognizable regional landmark. Before visiting a property, use current city project information and Caltrans QuickMap to check construction notices and road conditions; older construction advisories are not a current route plan. The final image in this guide shows Liberty Canyon in 2003, before the crossing project, and is included for geographic context.
Tell us the outdoor space, commute and monthly budget you want to balance. Ask Justin which Agoura Hills neighborhood fits, and we can narrow the properties worth comparing.

For the next city west along US 101, explore Westlake Village neighborhoods and lake-access considerations. Its guide distinguishes the Los Angeles County city from the broader Westlake mailing area in Thousand Oaks. For a Ventura County option farther along the corridor, compare Camarillo homes and neighborhoods, including Mission Oaks, Village at the Park and established Old Town streets. To compare an inland Santa Clara River Valley setting as well, explore Fillmore neighborhoods and ownership costs.
02 / Prices
A useful price comparison matches housing type, usable lot, condition and location before it compares the price per square foot. A citywide median helps establish context, but it cannot price an Old Agoura acreage property against a Lake Lindero house or an attached home.
Redfin's all-home-type median sale price for Agoura Hills was $1,276,361 for the three months ending July 2026, up 4.2% from the corresponding prior-year period. This is Redfin's calculation using MLS and/or public records, checked September 7, 2026. It describes completed transactions across the publisher's city market, not asking prices, an automated home-value index or Justin Tye's own sales. Read the original Agoura Hills market report for the current release and methodology.
Area or choice | Housing to compare | Association check | Cost or constraint | What separates the comparables |
|---|---|---|---|---|
Old Agoura | Detached and estate properties | Confirm recorded obligations for the parcel | Land upkeep, access and proposed-use review | Usable acreage, site improvements and terrain |
Morrison Ranch / Highlands | Established detached homes | Identify the specific association and approvals | Dues, common-area scope and exterior work | Tract, plan, lot position and documented renovations |
Lake Lindero | Established houses near lake or golf surroundings | Verify membership and facility rights | Current dues and older-home systems | Actual frontage, outlook and condition |
Forest Cove / attached homes | Detached, condo or townhome options by address | Read maintenance, reserves and insurance | Shared projects, assessments and parking | Ownership form, outdoor area and total payment |
Liberty Canyon / hillside edge | Detached homes with varied terrain | Check parcel-specific restrictions | Vegetation, drainage, access and insurance | Slope, usable yard and relationship to roads |
The table is a comparison framework, not a schedule of dues or a zoning determination. Review the current tax bill, preliminary title report, disclosures and association documents for the address. Do not infer the presence or absence of special taxes from the city's name or the age of a neighborhood. A lender's payment estimate also needs the actual insurance quote and applicable association costs. Use our mortgage calculator to organize scenarios, then replace assumptions with property-specific figures.
Agoura Hills protects native oaks, and pruning or work near a protected tree can require city review. The city's current guidance identifies four native oak species and describes a protection zone extending beyond the canopy. Before planning a driveway, pool, addition or extensive pruning, read the oak-preservation guidance and ask the city to evaluate the proposed work at the address. An attractive oak can shape where an improvement is feasible.
For hillside and open-space properties, investigate drainage, retaining structures and vegetation responsibilities early enough to obtain specialist input. Request an insurance quote for the actual home while you still have time to evaluate the terms. The city's Community Wildfire Protection Plan information explains local planning work; it does not replace a property disclosure, an insurance determination or an evacuation plan. Keep those reviews distinct when comparing two purchase budgets.
The most useful number is the supported range for the property you are considering. Ask for the Agoura Hills comparables with the address, neighborhood or type of home you want to evaluate.
03 / Schools
Agoura Hills is served by the Las Virgenes Unified School District. Begin with an exact address and the district's current attendance information, then investigate the programs and campus details that matter to your household. A nearby school in a real-estate directory is not an assignment confirmation.
The official LVUSD school locator is the appropriate starting point for an Agoura Hills address. Its map separates elementary, middle and high school information. Enter the street address in the LVUSD Find Your School tool, then confirm the result, enrollment requirements and any transfer or program questions directly with the district. Do this before making a purchase depend on a particular campus.
Schools to research through their own sites include Agoura High School and Lindero Canyon Middle School. The district website provides the broader school directory and current enrollment information. These links identify resources to investigate, not a promise that every Agoura Hills property feeds the same schools. The native school table above may include campuses within or near the displayed area.
On a property tour, test the practical trip as well as the map assignment. Look at the walking route, road crossings, pickup arrangements and how a school stop changes your departure for work. If a specialized program is central to the decision, ask about eligibility and availability for the relevant school year. Published ratings are a limited summary; curriculum, services, schedules and an actual conversation with the school give you more useful information for a housing choice.

04 / Commute
Agoura Hills works differently for a commute toward Westlake and Thousand Oaks than for one toward Woodland Hills or central Los Angeles. US 101 is the main regional corridor, while the route from the house to a freeway entrance is the part that changes from neighborhood to neighborhood.
Test Kanan Road, Reyes Adobe Road or Lindero Canyon Road as they relate to the actual property and destination. A shorter distance on a map can still involve school traffic, an extra turn or a less convenient freeway approach. Drive the route at the hour you expect to use it, including the return trip. If you commute only a few days each week, compare the whole weekly routine: office days, errands and the value of the outdoor space you want at home.
For travel toward coastal destinations, canyon routes are part of the appeal and part of the planning. Weather, construction and closures can change the usable route. Caltrans QuickMap supplies current state-road conditions; use current local notices for streets outside that system. Treat a weekend beach trip and a required weekday arrival as separate tests. This guide does not attach one guaranteed travel time to every Agoura Hills address.
The city maintains a transportation resource page covering local and regional options, including AH-GO, Dial-A-Ride, bus information and commuter resources. Verify current service areas, eligibility, reservations and schedules before relying on a service for work or school. Airport trips to Los Angeles International or Hollywood Burbank likewise need a departure-specific route check and a plan for parking or pickup, rather than a fixed driving-time claim.
If you are comparing Agoura Hills with a more urban location, use the Los Angeles city guide to frame the tradeoff between a foothill setting and proximity to your particular destinations. The right comparison is the home-to-destination trip you will actually make, not the distance between two city labels.
05 / Daily life
Daily life is organized around residential pockets, neighborhood parks and the commercial corridors near the freeway. When touring houses, include the grocery stop, coffee or dinner destination and outdoor routine you expect to use. A place that looks close from an upstairs window may have a different practical entrance or route.
Ladyface Greenway opened on August 19, 2026, along Agoura Road east of Cornell Road. The city describes walking, cycling and equestrian paths, seating, bicycle facilities and landscape features on a site above an existing flood-control channel. The official opening announcement is a useful update to older guides that still describe this as a future project. Visit to assess the connection from a prospective home and the conditions for your intended activity.
For established city recreation, the parks and facilities directory identifies picnic shelters at Morrison, Reyes Adobe, Sumac and Forest Cove parks, and ballfields at Chumash, Old Agoura and Forest Cove parks. It also provides reservation information for facilities, including the public equestrian arena. Match the amenity to the activity: a reservable field, a casual walk and a horse facility have different access and scheduling requirements.
Reyes Adobe was built approximately 1850 by Jose Paulino Reyes, according to the city's historical-site information. Today it offers a direct connection to local history within the developed city. Check the current visiting and tour information before planning a stop. Its age describes the historic adobe, not the construction date of nearby houses.
For dining and errands, investigate the businesses along Kanan Road, Thousand Oaks Boulevard and Agoura Road in relation to the home. A restaurant cluster can be convenient while still requiring a car trip from a hillside lot. Check actual opening hours and parking when a particular venue matters. The native points-of-interest map above is useful for locating businesses; its ratings and distances are provider information, not endorsements or a promise that every result is inside city limits.
Open-space views are one of the area's attractions, but access needs its own check. Stay on authorized routes and distinguish public recreation from private or association-maintained land. Consider shade, surface, slope and weather when choosing a walking or riding route. For a home bordering vegetation, ask where the private parcel ends and who maintains the adjoining land. That question connects the pleasant view from the patio to the responsibilities of owning the property.

06 / Selling
An Agoura Hills listing needs to explain what a buyer receives beyond the bedroom count. In Old Agoura, usable land and documented improvements may drive the comparison. At Lake Lindero, the setting and the home's actual association rights need to be clear. In a tract with similar floor plans, lot position, systems and the quality of renovations can separate two otherwise comparable homes. Start with recent relevant closings and current competition, then document the differences that support the asking price.
Prepare the evidence before the photographs. Gather permits and invoices for significant work, current association information, available maintenance records and the documents buyers will need to understand the property. Have qualified professionals evaluate issues that could disrupt a sale, such as drainage concerns or an uncertain repair scope. For a mature landscape, confirm the rules before pruning protected trees for a view or listing photo. If renovation is under consideration, our Los Angeles remodeling-contractor guide can help organize the selection questions; the scope still needs to fit the property and its approvals.
Set the launch and preparation schedule around the housing type and the work needed. An attached property with an upcoming association project needs a different explanation from a detached house with a recently completed renovation. A larger site may require time to assemble plans and specialist information. Compare the likely value of a proposed improvement with its cost and timing before committing to it. Pricing should respond to the current comparable set and buyer feedback, with a clear plan for evaluating activity after the listing goes live.
Justin Tye and the team can help organize the pricing review, preparation priorities, presentation and offer comparison around those facts. The goal is a listing whose photographs, description and supporting documents tell the same accurate story. Begin with the address and what has changed since you purchased it, so the valuation conversation can address the property you own.

07 / Why Justin
A useful real-estate conversation starts with the decision in front of you. For an Agoura Hills buyer, that may be choosing between more land and less upkeep, comparing association obligations, or deciding whether a renovation fits the budget. For a seller, it may be finding the comparable properties that explain the home's setting and condition. Justin Tye and the Active Realty team can help organize that comparison and coordinate the transaction work around it.
Ask for the supporting information, not just an opinion: the relevant closed sales, the current alternatives, the documents still needed and the assumptions behind a proposed price. You can review the site's sold-property portfolio for broader transaction examples. It is not presented here as a count of Agoura Hills sales. For this city, the service discussion stays focused on the property, the evidence and the next decision you need to make.
Call or text Justin at (949) 381-8581, send a note about Agoura Hills, or search within Agoura Hills and save your search. Justin Tye, CA DRE 01728694. Active Realty, Inc., CA DRE 02022092.
08 / Questions
Agoura Hills is an incorporated city in western Los Angeles County. Its location near the Westlake area can make the county line easy to overlook during a broad search. Confirm the actual jurisdiction and parcel when considering an Agoura mailing address outside the municipality. The city's own overview establishes its location and 1982 incorporation.
Old Agoura has a rural, low-density and equestrian identity specifically recognized in the city's planning policies. Its street pattern, terrain and larger-site possibilities create different ownership questions from a more uniform residential tract. Verify usable land, access, existing improvements and permission for any intended horse or accessory use at the address. The General Plan provides the planning context; it does not grant every proposed use on every lot.
Do not assume identical rights from the neighborhood name. Confirm whether the home belongs to the relevant association and obtain its current membership, dues and access documents. The Lake Lindero HOA describes its facilities and 459-member association, but a water view, a golf-course location and an amenity entitlement should each be verified separately.
Enter the exact address in the Las Virgenes Unified school locator and confirm the result directly with the district. Ask separately about enrollment, transfers and specialized programs. The schools shown in a nearby-school table do not establish an attendance assignment or guarantee availability for a particular school year.
City review can apply to work affecting protected native oaks, including pruning and activity within the defined protection zone. Before relying on a pool, addition, driveway change or tree-removal plan, read the current oak-preservation rules and discuss the specific proposal with the city. Include that feasibility review in your purchase decision when the project is essential.
The city announced its opening on August 19, 2026. Ladyface Greenway is along Agoura Road east of Cornell Road and includes paths for walking, cycling and equestrian use among its features. Consult the opening announcement and current city notices for visit planning. Older descriptions of the greenway as a future project predate this opening.
Yes, if both meet your space and location needs. Compare the total payment, actual exterior-maintenance responsibilities, parking and outdoor area, then review the association's financial and insurance information for an attached property. For a detached house, budget for the land and systems you maintain yourself. Our condo and townhome comparison explains why building form alone does not settle ownership.
Start with the address, property type, lot characteristics, condition and documented improvements. Match those facts to relevant closed sales and current competition before using a citywide median as a reference. Request a home valuation and include any association obligations or site features that a broad automated estimate might not capture. A supported range should explain its comparables and remaining uncertainties.
