At Westlake Lake, the shoreline is close enough to make a boat slip feel like part of the neighborhood. A few streets away, the decision changes to a greenbelt, a hillside lot or an attached home with less exterior upkeep. Westlake Village real estate rewards a precise search: the same familiar place name can describe different cities, counties, associations and ownership arrangements.
The incorporated City of Westlake Village is in Los Angeles County. The larger master-planned Westlake community also reaches into Thousand Oaks in Ventura County. The city's official history records that the LA County portion incorporated in 1981, while the Ventura County portions became part of Thousand Oaks earlier. This guide focuses on the LA County municipality and identifies nearby amenities across that line. It is also separate from the Westlake neighborhood near downtown Los Angeles.
What does that mean for a buyer? Start with the actual parcel, then compare its neighborhood and total ownership costs. A lake address, a mountain view and a lower-maintenance floor plan solve different needs. Use the city-scoped Westlake Village home search alongside the guide, then compare individual properties rather than assuming a citywide median describes the home you want.

01 / The neighborhoods
The useful starting point is the city's own neighborhood map. Figure 6 of the General Plan's Community Development chapter, amended June 2020, identifies twenty neighborhoods. These names help organize a tour, but a neighborhood label does not establish a property's legal ownership form, association dues or school assignment. Confirm those details at the address.
First Neighborhood is an early part of the planned community, with a recognizable network of homes and shared landscape. Its Property Owners Association describes a community center, pool and greenbelt responsibilities. Buyers comparing homes here should look beyond bedroom count to the floor plan, privacy from paths, condition of older systems and the approval process for exterior changes. A greenbelt can be a daily asset, but it is still worth walking the route between the particular house, parking and the places you will use.
Westlake Canyon Oaks and Westlake Renaissance add other residential options toward the city's northern side. Use the city's map to distinguish their boundaries and assess access to the road network. A home that looks close to a shopping center on a map may require a different walking or driving route in practice. Compare yard use, visitor parking, street exposure and association documents before treating two similar-sized homes as substitutes.
Three Springs, Parkwood Estates and Southridge Trails belong on the comparison list when usable outdoor space and the relationship between a home and its surrounding slopes matter. Walk the lot, rather than valuing it only by its recorded square footage. Flat space for seating, a driveway's gradient, retaining structures and afternoon sun can change how much of the property serves your plans. The city's homeowner-association FAQ, checked September 9, 2026, names Southridge Trails as the exception to its neighborhoods having established HOAs. Verify the actual title and recorded restrictions even there.
Westlake Island, Southshore and Lakeshore are names to investigate when the lake is central to the search. First separate frontage, a view and authorized access. Then separate a private dock, a shared dock and an interest in using the lake. Those are distinct questions with different documents. The island and the wider lake community also make the county boundary particularly relevant; confirm which municipality contains the specific property.
Watergate, Summershore and Westlake Cove broaden the lake-area comparison. Attached-home layouts and compact outdoor areas can appeal to buyers who want a different balance of interior space and maintenance. Judge each listing on its actual legal form and association responsibilities. A private patio does not automatically mean the owner maintains its surrounding structure, and a nearby dock does not automatically transfer with a purchase.
Westlake Lake Management Association describes the lake as private. Its posted rules, labeled updated November 2025, govern lake use and require annual watercraft registration. Ordinary swimming is prohibited, with limited training, accident and emergency exceptions. Before paying a lake premium, request written confirmation of the rights and obligations attached to the property, including current fees, dock arrangements and boat eligibility. A photograph of a boat should prompt that conversation, not answer it.
Westlake Trails and Sycamore Canyon Estates are useful places to compare when you want a home with a stronger relationship to the surrounding terrain. Tour for the realities of the specific site: slope, outdoor circulation, drainage, access and the amount of landscaping you intend to maintain. A large parcel and a large usable yard are different measures. Obtain an insurance quote for the property early enough to include it in the budget.
Westlake Pointe, Westlake Terrace and Upper Terrace Townhomes should also be checked against your preferences for stairs, outlook, parking and maintenance. Do not assume that the word “townhome” establishes how land or exterior elements are owned. Ask for the recorded property description and the association's allocation of responsibility. If a view is a principal reason for buying, inspect it from the living areas and outdoor spaces you will actually occupy.
The city publishes residential development and design standards, including special subdivision conditions for several named neighborhoods. This matters to buyers planning a second story, a major exterior renovation or other changes. Check the relevant city requirements and association process before assigning value to a future project. A neighboring house's addition does not prove your preferred design will be approved on a different lot.
Westpark and Westlake Colony round out the city's attached-home search, while Oak Forest Estates merits a separate look for buyers considering manufactured housing. These should be evaluated with the financing, title and maintenance questions appropriate to the actual property. Ask your lender to review the specific home and project before building an offer around assumptions about loan eligibility.
The city's 2021-2029 Housing Element describes a mix of densities and housing forms. It also describes land ownership in its mobile-home community. That planning description is useful context, but the title report and lender review establish the transaction you are considering. For an attached property, read the budget, reserve information, insurance, meeting minutes and any assessment notices. A smaller footprint can simplify some tasks while introducing shared financial decisions.

Westlake Village's market has several different price conversations: lake-oriented property, detached residential streets, hillside homes and attached housing. A sensible budget starts with the type of property and then accounts for condition, location within the neighborhood, ownership costs and any work you expect to complete.
For a dated market reference, Redfin's Westlake Village housing report displayed an all-home-types median sale price of $1,634,182 and a 16.1 percent year-over-year increase when checked September 9, 2026. Its narrative describes the three months ending July 2026, while the chart labels the observation July 2026. We retain that reporting-window distinction. These are Redfin's MLS/public-record calculations for its named market geography, not an independently filtered municipal sales count or a valuation of an individual home.
Use that figure as orientation. For a purchase or listing decision, compare recent closings with the same property type, similar condition and a genuinely comparable setting. A lakefront closing is weak evidence for a non-frontage home unless the difference is addressed. The same applies to an extensively renovated interior compared with a home that still needs major work. Asking prices show the competition; completed sales provide another part of the evidence.

A low monthly payment estimate can become misleading if it omits a special assessment, a separate lake obligation or the cost of work needed after closing.
The 2021-2029 Housing Element reports that approximately 63 percent of Westlake Village's housing stock was built during the 1960s and 1970s. That is a historical planning statistic, not a 2026 inspection result. It explains why permit history, roof age, drainage, electrical systems and the quality of prior improvements belong beside finishes in your comparison. A recently painted room and a documented systems update add different kinds of value.
For LA County properties, review the Treasurer and Tax Collector's new-owner guidance. A purchase may generate supplemental property-tax bills, and the prior owner's bill is not a reliable estimate of the new owner's full obligation. Ask for a property-specific estimate, including applicable assessments. Do not infer a universal tax rate or a citywide Mello-Roos answer from a listing description.
New housing also needs a precise definition. The city's adopted Housing Element addresses the 2021-2029 planning period. A planning designation or housing allocation is not evidence that a project is complete, for sale or available on your move date. If new construction is a priority, verify the actual project, approvals, delivery stage and purchase terms before comparing it with a finished resale.
03 / Schools
The City of Westlake Village identifies Las Virgenes Unified School District as its public school district. Its local school directory names White Oak Elementary in Westlake Village, plus Lindero Canyon Middle and Agoura High in Agoura Hills. This is a useful starting point, checked September 9, 2026. It is not a guarantee of assignment, admission or program availability for a particular address.
Use the LVUSD address-based school locator and confirm the result with the district before relying on it. The broader Westlake mailing area crosses into Thousand Oaks, so a Westlake Village mailing label alone is insufficient. A nearby school, a familiar school name and the assigned school can be different things. Treat the native school widgets above this guide as nearby discovery rather than an attendance-boundary map.
Read the district's enrollment information for the current process and residency documentation. If a particular course, support service or program matters, contact the school about that program directly. A rating cannot tell you whether its schedule, availability or approach fits your needs. For alternative or private education, assess admissions and transportation separately from a property's location.
Then test the daily route. Visit during arrival or dismissal where practical, note the crossing points and consider the route in both directions. Being near White Oak or a greenbelt is helpful only if the actual route works for your household. The same exercise applies when a student travels outside the city for middle or high school. Your home search can accommodate those requirements without turning a broad school label into a property promise.

04 / Getting around
Westlake Village's regional road connection is the US 101 corridor. Lindero Canyon Road, Lakeview Canyon Road and Agoura Road help organize local trips. The useful commute question is where your specific address joins that network and where you leave it. A route to a Thousand Oaks workplace and a route toward the San Fernando Valley can produce very different daily experiences.
Build the comparison around your actual schedule. Test a weekday departure and return, include the final approach to the workplace and account for school or errand stops. A freeway travel estimate that begins at the interchange omits the neighborhood portion of the trip. If your work is hybrid, compare the days you will drive rather than assuming every weekday has the same conditions.
For airport travel, compare the route, parking or pickup arrangements and the departure buffer for the airport you actually use. Los Angeles International and Hollywood Burbank are different trips. For a beach outing toward Malibu, review the chosen route and current conditions before leaving. This guide does not attach a fixed minute promise to either journey.
The city's transportation FAQ describes a Senior Citizen/Disabled Dial-A-Ride service with eligibility requirements and service to Westlake Village, Thousand Oaks and designated Agoura Hills stops. Check current enrollment and booking terms directly. Do not assume a seasonal trolley or an eligibility-limited service supplies an everyday commute for every resident.
Within a neighborhood, take the walking route as seriously as the drive. Check sidewalk continuity, crossings, shade and the elevation between the home and your destination. A pleasant recreational loop can coexist with errands that are easier by car. If you use a bicycle or another mobility device, review current city rules and the actual route rather than inferring permission from the presence of a path.
05 / Daily life
Westlake Village's daily-life appeal comes from the way residential streets connect to parks, local businesses and the surrounding hills. It also relies on nearby destinations outside the city. Separate public facilities from association amenities and hotel grounds when comparing what an address puts within reach.
The city's park directory, checked September 9, 2026, lists seven parks: Berniece Bennett, Canyon Oaks, Foxfield, Russell Ranch, Three Springs, Westlake Village Community Park and Westlake Village Dog Park. The Community Park also includes the skate park. Use the current facility pages for access, field use and hours; the same operating rules do not apply to every site.
A park visit is a useful part of a home tour. Check the entrance nearest the property, the route across surrounding streets and the facilities you expect to use. Consider whether a public park or a private association pool is more relevant to your routine, then verify the rules for that specific amenity. For organized activities, confirm registration and field availability separately. Proximity alone does not establish a reservation or membership.
Along Agoura Road, the Westlake Village Inn's dining information identifies Mediterraneo, The Stonehaus and Bogies. These are named local options to explore, with hours, menus and reservations to check directly. Tour the surrounding route at the time you expect to visit, especially if you hope to walk there from a prospective home.
The Promenade at Westlake is a nearby shopping and dining destination with a Thousand Oaks address. It belongs in a practical Westlake-area guide, but it is across the municipal and county distinction described above. A resident may use both sides of that line every week even though ownership documents, government services and school assignments still need the correct jurisdiction.
The surrounding hills are another reason to examine the setting in person. Check the authorized entrance and current information for the trail you plan to use. Open-space views from a home do not establish public access across neighboring land. Likewise, the lake and the landscaped grounds pictured in this guide have their own access rules. Match the places you can actually use to the routine you are purchasing.

A strong listing explains the particular Westlake Village property clearly. For a lake-oriented home, that means documented access and an accurate account of what transfers. For a hillside home, show the usable outdoor areas, access and condition of the site. For an attached home, make the ownership form, parking and shared responsibilities easy to understand. The buyer should be able to connect the price to verifiable attributes.
Preparation starts with the facts as well as the photographs. Gather permit records, association documents and information about major improvements. Confirm the parcel's jurisdiction instead of relying on the mailing city. This is also different from the Westlake neighborhood in central Los Angeles.

Proximity does not establish the rights attached to a purchase. WLMA's posted rules govern use of the private lake, docks and annual watercraft registration.
