Commerce has two scales. The freeway view is the Citadel facade, hotel towers and warehouses. The residential view is a short street, a park, a school and the route you use to get home. For a buyer, that second view deserves the closer inspection: the crossing between the house and the park, the driveway you will use every day, and the uses beyond the rear fence.
The incorporated City of Commerce sits southeast of downtown Los Angeles. Its housing choices call for an address-level comparison of layout, condition and surroundings. Zillow's Commerce Home Value Index was $702,337 for July 31, 2026, up 1.8% over the prior year. That is a modeled typical value, not the median price of homes sold. The dated Zillow market report supplies the context; the listings above and a comparable-sales review help you evaluate an actual property.
Start with the residential areas around Rosewood, Bandini, Bristow and Veterans parks, then compare the daily trip you would make from each. A Commerce search can also benefit from looking at Montebello, Bell Gardens and Downey. Keep the city boundary, school assignment and total ownership cost separate in that comparison. A familiar mailing address alone does not settle any of them.

01 / The directory
Use the parks as practical meeting points for a home search. They give you a way to organize tours without pretending every block belongs to a branded subdivision. The descriptions below are comparison areas around civic anchors, not attendance zones, tract boundaries or promises about the homes currently available.
Rosewood Park and the Brenda Villa Aquatic Center share the City's listed address of 5600 Harbor Street. Rosewood Park School is separately listed at 2353 Commerce Way. Those destinations give this part of the search a useful starting point: compare the actual route from a house to the park, school and civic facilities. Addresses come from the City facility directory and the state school directory.
For a detached home here, look beyond the bedroom count. Note whether an addition leaves useful outdoor space, whether the garage remains available for parking, and how the kitchen and living areas connect. Compare original square footage with permitted additions before paying for extra space. A renovated interior is easier to assess when the seller can also explain the roof, electrical work, plumbing and permits.
Bandini Park and the Batres Community Center are listed at 4725 Astor Avenue. Bandini Elementary is at 2318 Couts Avenue. The park and school names are useful orientation points, but a home should still be checked against the district's attendance lookup. The Bandini Elementary record establishes its location, not an enrollment right for every nearby address.
Build a tour around the streets a resident would actually use. Walk to the nearest crossing, inspect the approach to the driveway and return when parking demand is different. When two homes have similar asking prices, side access, usable yard space and the position of bedrooms relative to the street may matter more than a recently installed countertop. Write down those differences while both homes are fresh in mind.
Bristow Park is the civic anchor at 1466 South McDonnell Avenue. It is another useful point from which to compare residential addresses and the roads connecting them. The Commerce parks directory supplies the facility address; it does not define a separate real-estate market or a uniform housing type around it.
In this part of a tour, pay particular attention to the immediate setting. Look at surrounding uses, the route out to a main road and whether an outdoor sitting area faces traffic or a quieter part of the parcel. Observe the property with windows open as well as closed. A city-level score cannot tell you how a particular bedroom, patio or work-from-home space will feel.
The City lists Veterans Memorial Park at 6364 Zindell Avenue. Use the park as a reference point when comparing this residential area with the civic area and Bandini. The useful question is how a specific house connects to the places you use, including shopping, transit and work. A short distance on a map can involve a less convenient crossing or an indirect drive.
If you are comparing attached and detached homes, ask how each property is legally held and maintained. Shared walls do not by themselves tell you the association structure; an attractive exterior does not tell you who pays for its repairs. Review the title information and any association documents alongside the floor plan. The same purchase budget can produce quite different maintenance responsibilities.
Bell and Maywood can broaden a search for established residential streets. Monterey Park and Whittier add other housing and route choices. Compare actual listings at a similar budget, then test the trade you are making in commute, usable space and upkeep. A longer shortlist is useful only if you can explain why each home remains on it.

02 / Prices
Commerce needs a careful comparison set. California's Department of Finance estimated 3,577 housing units in Commerce on January 1, 2026, including 2,426 detached and 380 attached single-family units. The same release records 3,524 total units on April 1, 2020, a net gain of 53. These are housing-stock estimates, not listings or sales, from the May 2026 E-5 report.
A small housing stock makes the composition of recent sales especially important. If a report contains only a few transactions, a larger home or a property needing substantial work can move its median. Ask how many sales support a number, what types were included and where they sit. Do not read a changing monthly median as the percentage change in the value of your own house.
The July 2026 Commerce report uses a modeled, smoothed value index and lists nine homes in for-sale inventory for that reporting period. It leaves several transaction metrics unavailable. That dated inventory count is not today's supply, and the index is not a valuation for a particular address. Use it to frame the conversation, then compare closed, pending and active properties separately.
Housing choice | What to compare | Costs to investigate | Pricing caution |
|---|---|---|---|
Detached home with an established layout | Usable rooms, lot access, parking and the immediate block | Roof, systems, insurance and a maintenance reserve | Match condition and location before relying on price per square foot |
Remodeled or expanded home | Quality of work, permit history and permitted living area | Remaining older components and any unfinished work | A cosmetic remodel and a documented systems renovation are different products |
Attached home or condominium | Ownership form, shared spaces and responsibility for repairs | Any dues, reserves, assessments and insurance allocation | Compare the full monthly cost and the lender's project review |
Property with more than one unit | Legal unit count, occupancy, access and separate services | Repairs, utilities, insurance and property management | Use verified income and expenses; do not assume a second kitchen proves a legal unit |
Home close to commercial, rail or freeway uses | Actual noise, outdoor usability, access and surrounding activity | Property-specific inspections and any additional due diligence | Choose comparables with similar surroundings before adjusting for finishes |
This table is a decision framework, not an inventory of homes currently offered for sale. For a purchase budget, add principal and interest, estimated taxes, insurance, any association charges and a realistic upkeep allowance. The mortgage calculator can help you compare assumptions. Obtain a property-specific insurance quote and lender estimate before relying on the result.
The seller's existing tax payment is also a poor shortcut for your future budget. Review the parcel's current bill, direct assessments and the county's guidance with the people preparing your transaction estimates. The Los Angeles County property-tax resources include rate and assessment tools. This guide does not assign one effective tax rate to every Commerce home or assume that every parcel has the same special charges.
For an income property or a home with an accessory unit, first establish what exists legally. Request permits and final approvals, then check whether the intended use and financing work for that property. A rental estimate should state the unit, condition and expenses it assumes. Potential rent is not a substitute for verified occupancy, lawful use or a lender's approval.

03 / Schools
Begin a Commerce school search with Montebello Unified's officially linked school locator, then confirm the result with the district for the address, grade and school year. The school table above includes nearby results. Proximity and a displayed rating do not establish attendance eligibility.
The California Department of Education lists Bandini Elementary in Commerce as an active K-5 school and Rosewood Park as an active K-8 school, both in Montebello Unified. The directory records were updated August 25, 2026 and checked for this guide on September 15. The different grade spans matter when you are planning a move, but each entry remains a school record rather than a household's assignment. See Bandini and Rosewood Park.
Plan for the next transition as well as the first day after moving. Ask the district about the applicable middle or high school, enrollment documents, any transfer process and the timing for your intended year. If a particular program is central to the purchase, confirm its availability directly with the school. Do not convert a listing description, a map pin or another household's experience into a promise.
A useful school visit is specific. Ask about the programs you need, the daily schedule and the available support, then work through arrival and pickup from the house you are considering. Compare those logistics with after-school activities and work hours. This approach gives you information you can use without reducing a school decision to a single score or ranking.

04 / Commute
Compare Commerce commutes from the front door to the actual destination. I-5, I-710 and the local street network provide different route choices, but a freeway entrance nearby does not guarantee a quick trip. Include the time needed to reach the ramp, park at the destination and complete any final walk. Test the travel period you would use, including the return trip.
Metrolink identifies Commerce station at 6433 East 26th Street on its Orange County Line. Its station page lists 135 parking spaces, five accessible spaces and complimentary parking for riders, with overnight parking allowed. These station details were checked September 15, 2026. Use the official Commerce station page and linked schedule to confirm the trains that stop for your particular trip; a line passing through the area does not mean every train stops here.
For a rail commute, start with the departure you can realistically catch. Add the trip to the station and the onward connection after arrival. Then check the return departure, service advisories and the backup plan if work runs late. The train becomes a useful home-search criterion when that full itinerary works, rather than when a listing simply says it is near transit.
Commerce Transit describes its municipal service as fare-free and lists routes 100 through 700. Its published route roster includes a Civic Center, Citadel Outlets and downtown LA connection, and a Commerce Center to Cal State LA connection. The City also describes Micro Transit access to the Commerce Metrolink station. The City transportation page, reviewed through its January 2026 archive, is the source; confirm current schedules, booking details and holiday exceptions before travel.
For a home search, inspect the stop you would use and the walking route to it. Look at crossings, shade, lighting and the distance while carrying groceries or work equipment. A fare-free local bus can be useful even when it does not replace every car trip. Whether it changes your household budget depends on the routes and hours that fit your own routine.
Commerce's position can make several parts of the region worth comparing, but keep the destination specific. Downtown LA, an industrial worksite, an airport terminal and a westside office are different trips. Our Los Angeles regional guide is a starting point for that broader search. There is no single commute time that responsibly describes all of them.
05 / Daily life
The useful amenities are the ones you can work into an ordinary week. Commerce's park system provides the civic reference points used in this guide, while the Citadel is a larger shopping destination. During a tour, make room for the grocery run, a park stop and a trip home after the hour when you would normally finish work.
The City's directory lists Rosewood Park, Bristow Park, Bandini Park and Veterans Memorial Park, together with the Brenda Villa Aquatic Center. Check the facility directory and current recreation information for the activity you want. Facility presence does not establish current opening hours, program enrollment or whether a particular activity is included for residents.
Commerce Public Library describes services including Wi-Fi, laptop and hotspot loans, study rooms and homework help. Those can be useful when planning study time, remote work or an afternoon between appointments. The library's service description was reviewed through its January 2026 archive; check current availability, borrowing requirements and reservations with the library.
Citadel Outlets is in Commerce, although its operator uses a Los Angeles mailing address at 100 Citadel Drive. The City's visitor site directs shoppers there. Use the center's own information for the current directory and hours. It is an amenity to evaluate on your own terms: the distance to a favorite shop is one consideration, while the route through busy approaches is another.
For dining, distinguish an occasional outing from the places you would use repeatedly. Walk the retail area during its operating hours, review current menus and make the trip from the prospective home. A nearby restaurant may be convenient for dinner yet add little to a morning routine. Personal visits will tell you more than a generic claim that a whole city is walkable.
Industrial and transport uses also belong in the evaluation. Observe the surrounding streets at more than one time, review the seller's disclosures and ask what further property-specific investigation is appropriate. This guide does not assign a citywide noise, air-quality or safety rating. If a condition would materially change your decision, investigate it before removing the relevant contingency rather than assuming a renovated interior resolves it.

06 / Selling
A Commerce pricing plan should explain which buyers are likely to compare your property and why. Start with recent closed sales that match the home's legal size, condition, parking and surroundings. Then review the active competition a buyer can choose today. When the close matches are sparse, expand the period or geography deliberately and explain each adjustment. Pulling in a dissimilar remodeled home simply because it supports a higher number does not strengthen the case.
Preparation should reduce uncertainty as well as improve presentation. Gather permit records for additions, documentation for major work and information about any shared access or maintenance arrangement. Address obvious maintenance issues where practical, and show the outdoor space and parking as clearly as the interior. If a room is used differently from its approved purpose, settle how it will be described before the photography and listing copy are prepared.
Timing depends on the property and your next move. A vacant home, an occupied home and a property with tenants need different plans for access, preparation and delivery. Work backward from the possession date you can meet, allowing time for inspections, financing and any agreed work. An ambitious launch date is useful only when the documents, presentation and showing plan are ready to support it.
Our role is to organize those decisions into a clear sale plan: a supported price range, a prioritized preparation list, accurate marketing and a process for evaluating offers. We look at financing, contingencies, timing and likely net proceeds alongside the headline price. You should understand what the recommended strategy assumes, what evidence would cause us to change it and how progress will be reviewed.
Before spending on a major improvement solely for resale, compare its cost and schedule with the likely buyer response. Some buyers will value a finished project; others will plan to change it again. Ask for a reasoned recommendation tied to competing properties and your objectives. No improvement earns the same return on every Commerce street, and this guide makes no guaranteed sale-price or timing claim.
For a property-specific plan, tell us about the Commerce home you are considering selling.
07 / Why Justin
The value of representation is a clear explanation of the property in front of you. For Commerce buyers, we can organize a focused shortlist, separate condition from cosmetic appeal and compare the practical differences between addresses. For sellers, the work begins with evidence for the asking price and a preparation plan you can act on. Learn about Justin Tye and the team before deciding who should handle your move.
Our reviewed team and office closing archive contains no Commerce transaction, so we do not present a local sales count, local closing table or Commerce testimonial as proof of experience here. The service proposition is the work we can explain and perform for your purchase or sale. Ask how we would choose comparables, verify an addition, evaluate a location tradeoff and communicate during escrow. The answers should be specific to your property and priorities.
Start with a useful conversation. Share your budget, desired layout, work destinations and timing, or the address and condition of the home you plan to sell. We can identify the next information needed and the choices worth comparing. For a broader view of the process, see our real-estate services and buying and selling articles.

08 / Questions
Yes. Commerce is an incorporated Los Angeles County city, not simply a Los Angeles neighborhood name. The City's demographic profile dates incorporation to January 28, 1960. A business may still use Los Angeles in its mailing address. For a purchase, verify municipal jurisdiction for the parcel instead of relying on the postal label. See the City's official profile.
Zillow reported a Commerce Home Value Index of $702,337 for July 31, 2026. It is a modeled typical value rather than a median sale price or an appraisal. The right price for a home depends on its comparable sales, condition and setting. The source report shows the period and available metrics.
Start around Rosewood, Bandini, Bristow and Veterans parks, using the civic destinations to organize tours. These comparison areas are not a substitute for official boundaries. Test each address for usable space, parking, surrounding activity and your daily trip. Keep a written comparison so a memorable kitchen does not crowd out the location or maintenance questions.
No assignment should be assumed from the city name or a nearby-school listing. Rosewood Park's state directory entry lists grades K-8, while Bandini is listed as K-5. Use the Montebello Unified locator and confirm the address, grade and school year with the district. Enrollment and program questions belong with the school or district.
Commerce has a Metrolink station on the Orange County Line at 6433 East 26th Street. Check the station schedule for a train that serves your desired trip and return time. Include access to the station and the final connection at the other end. This guide does not promise a particular travel time.
The City describes its municipal transit service as fare-free. Check the transportation department's route information for current service, holiday exceptions and Micro Transit booking. That statement concerns the City's service; it does not mean every regional bus or train you connect with is free.
Inspect the specific property's surroundings, access, outdoor areas and interior conditions at different times. Review disclosures and ask which additional investigations are appropriate for the parcel and your intended use. Neither the city name nor a general online score establishes the condition of a particular home. Make material concerns part of the inspection and decision process.
Use close matches for legal size, condition and setting, then compare the current competition. If there are too few similar recent sales, broaden the search with explicit adjustments instead of treating every nearby closing as equivalent. A property-specific valuation should explain the evidence, preparation choices and likely buyer comparisons before a listing price is selected.
