Santa Monica real estate includes detached houses, condominiums, townhomes and small residential income properties. Start with the ownership type and the block, then compare condition, outdoor space, parking and the full monthly cost. The citywide median combines substantially different homes; it cannot tell you what a particular Ocean Park bungalow or North of Montana property should sell for. The city sits on the coastal edge of Los Angeles County, beside Los Angeles neighborhoods such as Venice, Brentwood and West Los Angeles. Finding Your Part of Santa Monica

Choose a housing pattern before choosing a neighborhood label. Detached living, a managed condo building, a private roof deck and a shared courtyard each create different responsibilities. Santa Monica's residential areas also differ from the eight visitor districts promoted by its tourism organization. Use neighborhood names to organize your search, then confirm the property's location, ownership and zoning.

North of Montana and the northeast

North of Montana is a starting point for buyers seeking detached houses and larger residential parcels. The City's June 2021 architectural resources report, pages 18-19, describes its lower-density residential fabric and the nearby northeast area's predominantly single-family character. That is neighborhood background, not a statement of today's building rights for any particular lot.

For a house search here, compare the usable yard with the advertised lot size. A deep parcel may have a different outdoor experience from a broad one; mature trees, access, existing structures and privacy all affect how the space works. Study the floor plan as carefully as the facade. A newer house can solve layout problems, while an older property may offer a setting you prefer but require a more detailed renovation budget.

Montana Avenue supplies a recognizable retail and dining corridor. The official Montana Avenue guide is useful for exploring its businesses. Check how your own block connects to that corridor. A neighborhood name alone does not establish how often you will leave the car at home or how much activity you will hear from a bedroom.

Wilshire-Montana and nearby condo blocks

Wilshire-Montana lies south of Montana Avenue and north of Wilshire Boulevard, with substantial multifamily housing in the City's area description. For a condo or townhome, the individual building deserves as much attention as the surrounding neighborhood. An upstairs unit, a ground-floor courtyard unit and a multilevel residence can have very different light, storage and access even when they share a street.

Begin with practical details: deeded or assigned parking, stairs between the garage and home, laundry arrangements, window exposure and the location of common equipment. Then read the association documents. A low advertised monthly fee does not establish that reserves are adequate or that no major work is planned. Ocean Park and Main Street

Ocean Park is the southwestern residential area west of Lincoln Boulevard and south of Pico Boulevard. It contains a mix of houses and multifamily buildings. Main Street is its key neighborhood commercial corridor. The official Main Street guide introduces the shops, cafes and arts destinations that make a walk around the area worthwhile.

Look closely at outdoor space and circulation when comparing smaller homes here. Is a patio private or shared? Does a bedroom open onto a common walkway? Can bicycles and beach equipment be stored without occupying the living room? A clever floor plan may matter more to your daily comfort than a small difference in advertised square footage.

Older cottages and courtyard settings also invite questions about changes made over time. Compare the listing description with permits and the physical layout. A room used as an office is not automatically an approved bedroom, and an attractive accessory space is not automatically a separate legal dwelling. Sunset Park and the airport area

Sunset Park occupies the southeast part of the city, east of Lincoln Boulevard and south of Pico Boulevard. For buyers comparing houses with Ocean Park options, it offers a different relationship to the coastline and inland destinations. Evaluate the exact street, the home itself and your daily route rather than treating the entire area as one interchangeable price tier.

Airport-adjacent decisions need a clear distinction between present conditions and future plans. In its September 26, 2025 announcement, the City reaffirmed that Santa Monica Airport is scheduled to close at midnight on December 31, 2028. The official airport closure statement concerns a future event. It does not mean the airport is already closed or establish when a completed park will open. Price a purchase around the property and conditions you can verify now.

Mid-City, Pico and Bergamot

Mid-City and Pico combine residential buildings with commercial corridors and employment destinations. The Mid-City guide highlights the Bergamot arts district, while the Pico Boulevard guide describes its local businesses. These are useful areas to investigate when inland access or a rail connection matters as much as the shoreline.

Compare the front and rear of each property. A unit facing a major street may experience different sound and light from one at the back of the same building. Check loading areas, garage entrances, nearby work sites and the walk to the station. If you work from home, visit during a normal working day and assess the room where you would actually take calls.

Downtown and Ocean Avenue

Downtown brings the Third Street Promenade, Santa Monica Place and the coastal visitor district into the home search. Ocean Avenue adds a direct relationship to the bluff and waterfront scenery. Explore these locations if access to restaurants, shopping and the beach is a priority, while testing the specific building's entrances, delivery arrangements and guest parking.

For a view property, record what is visible from the rooms you use, including seated positions. A wide-angle listing photo can make a partial view feel more expansive. Review neighboring parcels and planning information before assuming that today's outlook is permanent. The SMMUSD directory includes elementary schools such as Franklin, Grant, McKinley and Roosevelt, middle schools including John Adams and Lincoln, and Santa Monica High School. It also lists Edison Language Academy and Santa Monica Alternative School House. The existence of a school or program does not establish that a given home guarantees access to it. Ask separately about attendance boundaries, application procedures, available grades and any program-specific requirements.

Make the school visit practical. Investigate the route from the home, the crossing points, pickup arrangements and the timetable that would shape your day. If a program is important, read its current information and speak with the school about eligibility. Getting Around from Your Front Door

Santa Monica has three E Line stations: Downtown Santa Monica, 17th Street/SMC and 26th Street/Bergamot. Metro's official schedules and maps, checked September 8, 2026, identify the E Line connection between Santa Monica and East Los Angeles through central Los Angeles. Station access is a useful reason to compare locations, but a rail stop on the map does not establish your complete commute.

Build the trip from door to door. Include the walk or bus ride to the platform, waiting time, any transfer and the final trip from the destination station to your workplace. Check current service alerts and schedules for the days and hours you expect to travel. A home near Bergamot and a home near the northern city boundary can produce very different first-mile arrangements despite sharing a Santa Monica address.

For driving, compare your access to the I-10 corridor, Lincoln Boulevard, Santa Monica Boulevard and Wilshire Boulevard with the destination that actually matters. Westwood, Century City, Culver City, Downtown Los Angeles and LAX create different trips. We do not attach a universal minute count to any neighborhood. Test the route at your intended departure time and again for the return, including the time needed to enter your garage or find lawful parking.

Parking can change a property's usefulness immediately. Confirm whether spaces are tandem, independent, deeded, assigned or subject to separate rules. The Coast, Parks and Everyday Stops

Daily life works best when the destinations you value are easy to use repeatedly. Santa Monica offers a beachfront setting and several distinct commercial corridors. Decide whether your priority is an evening walk, a nearby cafe, a rail trip, a particular recreation facility or space at home. Then build a tour that tests those priorities on the blocks you are considering.

Palisades Park extends over more than 26 acres along Ocean Avenue, according to the City's official park description, checked September 8, 2026. Its bluff-top paths, benches and gardens make it a different experience from the beach below. The City identifies the bluffs themselves as fragile and off-limits. Use established routes and evaluate beach access separately from a view across the park.

Tongva Park occupies more than six acres at 1615 Ocean Avenue, according to the City's Tongva Park page, checked September 8, 2026. Its landscaped paths, seating and play areas add another outdoor destination near the downtown coast. Check the current facility information before relying on a seasonal amenity. The park's location is useful context for nearby homes, while its public space is separate from any property's private outdoor area.

For food and shopping, make separate walks along Montana Avenue and Main Street, then compare them with Downtown and Pico Boulevard. A pleasant restaurant district is only one part of a functioning daily routine.
