That does not mean every house marketed as north Diamond Bar has the same membership. Those are historical development counts, not current inventory. The community's location at Brea Canyon Road and Diamond Bar Boulevard also makes the southern routes an important part of a tour.
Compare Willow Heights with other southern resale options by layout, stairs, outdoor area and the full recurring payment. A more recent construction date may change the likely maintenance discussion, but it does not remove the need for an inspection or an association review. Buyers who also consider Brea's neighborhoods should test both sides of their actual work and errand routes before treating the county line as a minor distinction.
Diamond Bar Country Estates, commonly called The Country, is a distinct custom-home comparison. Its association's current description, checked September 8, 2026, reports 1,600 acres and 931 custom homes and lots, with two security-guarded main entrances. The count includes lots. It should not be read as a count of occupied homes or as a description of Diamond Bar as a whole.
With a custom property, comparable sales need a narrower explanation. Separate the quality of the view from the amount of usable land, the condition of the structure and the practicality of the driveway. Ask which outdoor improvements belong to the property, which areas carry easements and what future changes would require association and city review. A large estate with extensive grounds can create a very different ownership workload from a similarly priced home with a smaller maintained yard.

It describes Grand Avenue as a rough dividing reference. Use that only for orientation; a purchase decision needs the full address checked with the relevant district for the intended school year.
Start with Walnut Valley Unified's enrollment resources and its official address-based school locator where applicable. Confirm the result with district staff if attendance is central to your decision. Enrollment pathways, transfer requests and residence-based assignments are different questions. Do not assume that admission available to one household will necessarily be available to another.
Compare schools through the information that matters to your student: grade span, programs, transportation, schedules and the enrollment process. The nearby-schools module above is a discovery tool. Freeway access is part of Diamond Bar's appeal, but access and a predictable travel time are different things. Start with where you work, when you leave and the direction of the return trip. A house close to an interchange may shorten the local approach while bringing a different level of road exposure. A quieter hillside location may add several turns before you reach the main route.
Drive the candidate route during the hours you expect to use it, including the final approach to your destination. Diamond Bar Boulevard, Grand Avenue, Golden Springs Drive and Brea Canyon Road give you different ways to move through town. Compare the driveway exit, school or childcare stop and evening errands as one trip. A weekend showing route leaves out much of the information a daily commuter needs.
Foothill Transit Line 286 connects Pomona Transit Center, Diamond Bar and Brea Mall, according to its current route and schedule page, checked September 8, 2026. Review the actual stop location, departure and return service for your travel day. The existence of a bus route does not mean that the walk from a particular hillside house is short or level.
For rail, investigate Metrolink's Industry station at 600 South Brea Canyon Road in the City of Industry. It is outside Diamond Bar and is served by the Riverside Line. Check the operator's current timetable rather than assuming all-day or weekend service. Include station access, parking and the trip from the destination station when comparing rail with driving.
Airport choice deserves the same treatment. Compare the airport serving your actual itinerary and the time of travel, not a universal distance-to-airport slogan. A trail near your home can support a pleasant routine without being suitable for every outing. Inspect its entrance, grade, surface and connection to the street before judging it by an aerial map.
